Also are there any modern era 30.06 rifles that come with iron sights as I was looking into bolt actions and like almost all had no iron sights.

You'll have to look into imports, US companies gave up on them for the most part.

Echoing the calls for you to take bubba's scrapgun to a smith.
At the very least buy a NO GO headspace gauge to make sure it wont blow up on you. Then get a stick longer than the barrel to push on the bolt from the muzzle end when it's closed to make sure it locks up. Remove the gas tube and plug one end of the barrel and blow air(Hard Mode: Don't use your mouth) through to make sure the gas port is drilled.
If it passes those it probably wont blow up. Probably.

Depends on what .22, if you're shooting for precision or plinking and the quality of the ammo you're shooting. Also replacing parts (one of the benefits of .22 market is many aftermarket parts) is a lot easier with easier disassembly/assembly.

I did it, to change out the stock and while I was doing that, decided to stripe clean it. Taking out the pins and putting them back in, was hard.

Though what are folk's thoughts on the Midwest Industries chasis build for the 10/22 as it looks interesting.

The Mark IV makes it ridiculously easy - just drop the mag and check clear (which will cock the hammer), set to safe and then just push the button on the back and the whole barrel/bolt assembly just tips off.

As @Pocket Dragoon mentioned, you'll want to clean it pretty regularly since most .22 is pretty gross. You can get by with just boresnaking it for a range trip or two, but much more than that and it'll get nasty enough to make you want to take it apart and properly clean it.

Today I learned that most owners will regularly break down and clean their .22’s. I’ve got a very old Stevens model 87a that may occasionally get a bore swab, or squirt some CLP in the action - anything more just causes problems.
