HOAs can vary wildly from very rural ones where all it does is keep the shared septic working to draconian nigger-worshiping authoritarian hellscapes that would make Hitler blush.

You have to be "eyes wide open" when involved with one, and there's tons of hidden potential issues, like if they're are or are going to be involved in litigation, if there are unmet maintenance, etc. Take a look at https://en.wikipedia.org/wiki/Surfside_condominium_collapse if you want an example where (necessary) HOAs go real bad. It's nearly impossible to have a shared building without some form of HOA.

If a HOA is all that is saving you from niggers you are already dead.

If the HOA is so small that it's five families or so, it's probably not going to be a major issue; but every other one could sell and change.

It's almost impossible to get rid of a HOA once it exists, but if you buy up all the property in it you may be able to dissolve the covenant.

In my experience, it's better to find places where the actual functioning town government handles "problems" that HOAs sometimes do (like trash or snow or nigger removal) than find a town that neglects those and the HOA does it instead.
 
DSP Update if Tuesday is a slow news day.

For the last few months, Phil's income has been cratering. He's been blaming it lately on "RPG burnout" due to the amount of RPGs he's been playing (FF7, Like a Dragon: Infinite Wealth, BG3), but has refused to play anything else like Suicide Squad since it's shit (Meaning the audience didn't buy it, so it could provide new content for them), Helldiver 2 (Since he doesn't play Co-op games since he has no friends and people can come in and troll him), and refuses to play indie games cause audiences don't care about indie games (lol). His views have fallen below 500k over the last month and income has diminished, especially seeing as the Argentina membership thing is still going on (Phil normally has 300-500 viewers, and currently has 2300 memberships queued up). The big problem is that Phil has spent over 10k in WWE Champions the last 2 and a half months and it's tax season and he does the nigger thing of never saving up. It's not uncommon for Phil to make 5-7 bucks a stream now.

FF7 just got sent to banworld after making $50 from his usual daily paypigs on his podcast the other day then FF7 got $0 on its stream. He ragequit Tekken 8 cause he had a night where he lost 30 matches in a row since he barely knows the basic mechanics. Let's not forget that he's been banning paypigs lately for calling out his shit. The only streams doing well are BG3, cause some people are throwing cash at him since he hates playing the game. He's refusing to stop Like a Dragon due to his undiagnosed ODD (I think that was the game where he admited "When people tell me to do something, I feel compelled to do the opposite!".

Earlier this year, he started a throwback channel and started to react to his old playthroughs, which are full of modern day 'hate speech', so it's just him whining about how sexist, racist, etc he used to be (He only hates that he can't say that shit anymore due to cancel culture). Everyone knows that Phil hates video games and lately he's been going on about how his future isn't playing video games and instead doing react shit. Plus he's been talking about a political show too (He's a worse fence sitter than Tim Pool and Boogie combined and will just piss off everyone). This is only compounded by the fact that yesterday he bought and streamed the Star Wars Battlefront games, then when they turned out to be shit, he turned the night stream into a boring Q&A where one of his missing paypigs (a tranny btw) suddenly showed up after a few months and started dumping mass money, encouraging this bad idea. People lately have been telling him that he needs to cut down on his overlong podcast where he spends too much time bitching about tips, but refuses to since that's where he makes most his income. Like I said with FF7, the majority of the podcast income are the paypigs that donate everyday and would continue to donate no matter what Phil was doing (Phil has one paypig who comes in and dumps $25 everyday, 6 days of the week. This has been going on for years).

His current plan to counter RPG burnout is to spam the ever loving shit out of RPGs for the next week and beat them. He's near the ends of each game, but he fucks around and wastes so much time talking about nothing that he barely makes any progress. Here's a clip from today's podcast of his daily meeting with the shareholders.

 
I have just a couple humble suggestions.

The Leatherman "Crunch" is probably the best pocket multi-tool ever made. It sucks that it's discontinued.

That integrated vise-grip has gotten me out of more jams than I can remember. It is not a proper substitute for having the right tool for the job, but it's great to have in the pocket. If you can find one in good shape on Ebay for less than $200, buy it immediately.

If you would like a backpack or briefcase that will last forever, I highly recommend Saddleback Leather. Yes, it's expensive but everything in the leather world always is. I'd rather buy a piece with a lifetime warranty than buy one from some weirdo at the Ren Fair.

I have owned the bag pictured above since 2013 and it's still in great shape after taking a beating day-in-and-day-out.

Both of the aforementioned companies have generous warranty/RMA programs that I have had positive experiences with.
 
update: everyone is arguing with each other over everything and the only thing i am getting consistent praise for is Bowley locks.
A good lock is only as good as the door it's attached to and the screws it's attached with. Most exterior doors are plenty strong but they use these tiny, shitty screws to fix the door to the frame and the lock to the door. Luckily it's a pretty easy fix, replace the screws in the lock, strike plate and hinges with much longer screws so that they actually engage the framing. You can also get reinforcing plates that strengthen the lock area and hinges. I'd just replace the strike plate outright if it's one of those little paper thin pieces of shit. Remember to drill pilot holes for the screws first. Also, if you have a door with a large window in or around the door then add security film to both the exterior and interior.

This might be somewhat controversial but I wouldn't really worry about the quality of your tools if you're only just getting into DIY. It's more important to learn how to do shit at that stage than having nice tools that you don't use.

On guns, Paul Harrell on YouTube is a wealth of info on guns and calibers. The dude is former US military, has won multiple shooting compactions and has killed at least 2 people in 2 separate self defence situations. He won't give you answers or try to sell you on anything, rather he will provide good, objective information and let you make the choice. Shame he's dying of cancer.

This is what Harbor Freight is for. Get the cheap one, if you use it enough that it pisses you off or you break it, THEN get the expensive one.

On the other hand it could be some like super shy compliant kid, or a girl who is merely pretending to be a boy.

Josh here is some advice I have gotten in regards to tools:
Buy all cheap tools. If a tool breaks replace it with a high quality expensive one. You will eventually have sorted out the tools you need regularly and need to be high quality, and the ones you rarely ever use that can be fine being cheap.
The exception to this are tools that are for survival, like a safety harness or scuba gear, if you cheap out on those you basically have the chinese tool philosophy.
 
You'll probably get more fun toys, but I learned to shoot on this guy and loved it. Plus it is compliant in lots of cucked states which feels important without knowing where you'll end up.

Also I think I remember you saying you were going to take up fishing when you move, Josh. You've got to get yourself some Igloo coolers. I don't think their entire offer is manufactured in the USA, but their website marks which ones are. They have a decent warranty (5 years) and sell replacement parts so instead of throwing out something perfectly good, you can just fix it yourself.

We’re basically the same age Jersh, modern games especially online games ask for hobby like dedication and I never was that type of player to want to obsessively be great at a game. My Helldivers experience is similar to yours, what pisses me off is the stupid grind for weapons.

I feel overwhelmed by the amount of options on top of options in most popular games. What I’ve been happiest with is Tekken 8 which surprise surprise is an arcade game. I just pick Paul Pheonix and rinse and repeat the same 3 or 4 attack strings I bothered to learn.
 
New study from Finland was accepted into BMJ Mental Health Journal, and got published last month that asserts that there is no evidence that giving children hormones (and gender surgeries) actually reduces suicide rates. In fact, it found that it slightly increased chances of suicide (NYP article weirdly refuses to mention this)

Wow, who could have guessed that pumping people full of hormones with no longitudinal studies having been done as to their effects beforehands might be a bad idea and not resolve the underlying mental issues?

While I don’t have a walmart plus membership, I have surprisingly heard many praises from working moms and housewives about walmart plus. The produce is definitely a toss up depending on how close to the hood the walmart is, but the packaged items are good. It might not be the best for singles, but families definitely benefit from it. A huge thing is not having to take the kids out while also dodging the local pavement fauna.
 
You are unironically better off getting a Tokarev on Gunbroker if you care about armor piercing power on a handgun. You’ll pay about the same amount for ammo, but you can larp as a commie.

If you mean 5.7 as in buying a P90, I will photoshop you on top of an image of Patrick Tomlinson firing his PS90. It is a shit gun.

A .22 rifle is good for practice and ammo is cheap. You can find cheap rifles for about $150 and they aren’t bad.

For AR’s I’d honestly recommend Smith and Wesson M&P 2 or M&P 3, Springfield Armory Saint, or Palmetto State Armory’s budget line up. PSA is not bad, they’re more or less a company that just sells guns that are great for their value.

You will, like every gun owner, have a minimum of 5 firearms if you give a shit about shooting. It just happens, you might not need a revolver, but they look cool and you have a tax return burning a hole in your pocket.

Walmart has shit groceries. Aldi, costco, hyvee and local stores only.
Costco’s membership pays for itself.
