In a&n Catler frequently mentioned New Brunswick (type "NB NS" in the search bar with the name Catler), now for a inhabitant of Nova Scotia it's fairly normal to mention that province since influential politicians live there, so it isn't smoking gun evidence. But suggests he is in the northern part of NS.

This already narrows it down.

And there are only select places with such cheap and affordable prices. And I further narrowed it down by making sure I ignore houses or properties that don't match what he described.

I don’t know how far down the catler hole you went via his account but I don’t think he’s as stupid as madre to post anything that would be a complete smoking gun so I would more so lean to your findings being correct because the areas I’ve experienced with Canada this is what you would see.
