Want to live in the Back Bay, the heart of America’s most expensive ZIP code? Here’s what it will cost you.

The city’s website describes the Back Bay as a “picture-perfect” neighborhood, one of the country’s most appealing.

If that doesn’t convince you, maybe the housing prices will.

The high-end neighborhood is at the heart of the 02115 ZIP code, which by one measure has the most expensive residential real estate in the country, according to data from Realtor.com that was reported by The Wall Street Journal earlier this year. In December, the median home price was approximately $2,663 per square foot.

So, what does that price get you? As of April 17, the available listings in 02115 (50 in total, per Realtor.com) show the massive financial divide between living in luxury and living in mere proximity to it.

The three lowest-priced listings are an apartment on Stoneholm Street for $459,000 (1 bed, 1 bath, 352 square feet), one on Beacon Street for $489,000 (1 bed, 1 bath, 315 square feet), and another on Fenwood Road for $639,000 (1 bed, 1 bath, 570 square feet).

The first is located in a condominium complex, with amenities that include a 24-hour concierge, pool, and gym, and offers stainless steel appliances (priced at $1,304 per square foot). The second appears more basic, with hardwood floors and an updated kitchen (priced at $1,552 per square foot). The third is the most spacious and is located in a luxury condo building in the heart of the Longwood Medical Area (priced at $1,121 per square foot).

As might be expected, the three highest-priced listings are all in the 61-story Four Seasons One Dalton, the tallest residential building in Boston.

One condominium (3 beds, 4.5 baths, 4,361 square feet) is on the market for $22 million, or $5,045 per square foot. Another is listed at $35 million (5 beds, 6.5 baths, 7,557 square feet) priced at $4,361 per square foot, and a third is priced at $35 million (4 beds, 4.5 baths, 7,256 square feet) priced at $4,824 per square foot.

So far this year, the two most expensive residential properties sold in 02115 have been units in One Dalton, with one selling for $4.3 million and another for $7.8 million, according to MLS data for on-market sales of condos and single-family homes.

In December, the median listing home price soared to $4.5 million, according to Realtor.com.

High-end hotel buildings such as One Dalton, which opened in 2019, play a significant role in skewing the market upward, said Tracy Campion of Campion and Company, the agent for one of the $35 million listings.

“You get big numbers because you’re in brand-new buildings with the hotel services,” she said, along with expansive views and a number of amenities.

At One Dalton, those include a yoga and pilates studio, a golf simulator room, a private theater, a heated pool, a fitness center, a spa, and a pet grooming station.

“That’s where you see those big sales that bump it up,” she said.

Her current 7,557-square-foot listing is well suited for a buyer who “wants to build out and have their own trophy home,” she said.

But the appeal of living in the Back Bay extends beyond the deluxe high-rises, said Campion, who has been selling properties in the area since the 1980s.

The architecture remains in remarkable condition, she said, and the “quaint brownstone” lifestyle is a major draw. The historic structures line Gainsborough, Marlborough, and Gloucester streets. They are typically sold for far less than units in one of the glass towers.

The ZIP code also features the high-end shops of Newbury Street, a plethora of restaurants, and places to appreciate the arts, such as Symphony Hall.

“I think that European flair and everything keeps the numbers up,” Campion said.

The Back Bay Fens, on the boundary of 02115, was designed by Frederick Law Olmsted in the late 1870s and is part of the Emerald Necklace park system. Here, residents have access to charming green spaces such as the Kelleher Rose Garden and are only a quick stroll to cultural landmarks such as the Isabella Stewart Gardner Museum and the Museum of Fine Arts.

“There’s something for everyone,” Campion said.

So the selling points are brown bricks plus the place rhymes with "black gay". If I was rich and unfunny like troonlon I might buy something here.
 
Why would you want a house with more bathrooms than bedrooms?
I guess you've never had guests/family visiting and some asshole ends up sitting on the single can reading War and Peace while your eyeballs are slowly turning brown from the exxxtra-spicy double-bean blast burrito you stupidly ate.
 
I don't know why anyone with money wouldn't live in a nice big house with privacy and a motherfucking swimming pool. I'll never understand these city faggots and their love of noise and nowhere to park.
