So instead of investing years into a land you will inevitably abandon, consider living as loosely tied down as possible so you can move to your dream ethnostate, wherever it may arise in the undetermined future. This seems most in line with the American spirit.
This.
You want to get yourself geared up and prepared.
Get a military backpack.
Get a hatchet (eswing good choice).
Get a knife (morakniv).
Get a metal water flask or a thermos (recently bought a brand called klean kanteen it's 100% metal and has no plastics which was surprisingly hard to find)
Get a water filter.
Get a multitool like leatherman.
Get a tent and a sleeping bag.
Get some good boots, cargo pants, and camo clothing inline with the area you will be loitering about.
Get some paracord (learn some useful knots while you're at it)
Get a one handed crowbar (good for scavenging purposes and could be used as a potential weapon).
Get a flashlight (olight is a decent brand).
Get a multi bit screwdriver (klein 11 in 1 is a good choice).
Get a firestarter kit.
Get a handgun.
Ideally you don't want to be carrying a larger load considering you will be wearing this stuff on your back for days/weeks
Start going on hikes with said gear on you and learn the lay off the land.
Explore both urban and rural areas.
This will in time naturally develop your cardio levels

Don't put all your eggs into one basket. If shit starts going south or if something unpredictable happens you will always have your gear and plan b ready to just leave.
You can buy a house and invest into it. But don't overinvest you never know if your local cozy white town will be next on the list for demographic enrichment or if the next summer of floyd on stereoids is going to happen and revert civilization progress.
Be prepared for south africa levels of regression.
