This is the first time I'm learning of this one.....
It was back towards the start of this year (I wanna say March-ish?). He missed some of his streams and posted on Locals it's because he was super sick and claimed implausibly high fevers. When people rightly pointed out that if it was true he'd have been hospitalized, if not dead, he rowed back slightly on the numbers while maintaining the overall lie of being sick.
 
By the time the foreclosure process gets to the sheriff’s sale, the person in the house is usually doomed. Because to get there, there would already have been months of negotiations over bankruptcy or other options to deal with the problem. The sheriff's sale is mostly a formality in that its a process where the holder of the mortgage almost always inevitably purchases the mortgage for a predictable amount. Others can go and bid, but are not likely to win other than in exceptional circumstances.

There is a six-month window for the owner of the property to purchase the property from the mortgage company. And Nick might be able to do that if he completes the sale of the second house. But I also wonder if the other house also has an outstanding mortgage.

If he stopped paying the mortgage a year ago, he stopped paying it right around the time the money from rumble ended.

The really interesting thing is that just about a year ago, Nick had to choose between his cocaine habit and making house payments. Because the coke he was using would certainly have covered the house payments. Yet in the worst kind of moronic hood rat crackhead logic, Nick decided not to make the house payments.

This might also explain why the house was so dirty and things like the doors under the sink were not fixed. Nick had committed mentally to losing the house early in 2024 and just didn't care what happened to it anymore.

The only thing I can't figure out is how (or why) Randazza is still on the case in these circumstances. Was Nick really so dumb that he decided that showing up Monty in court was more important than keeping a roof over his head? The only thing I can think of is that he paid a massive six-figure retainer to randazza at the start of that case that he can't take back now.

The property is his by virtue of he and Kaela being the Trustees of the trust. If Nick or Kaela are removed as trustees, they would no longer be the "owners", however if they are the beneficiaries of the trust, they would still have full access to the assets of the trust (subject to the terms of the trust).
The term is redeem (as in redemption).

Just remember chat, a mortgage/deed of trust is a DEED to the subject premises and the holder of the mortgage is the lawful owner. the martgagor is the holder of the "equity of redemption."

ever read the terms? the holder of the mortgage can (visually) inspect the property anytime they want, sometimes with or without notice, the only caveat being the inspection must be at reasonable hours, 7am-9pm being considered in most jurisdictions reasonable.

You are renting the property from the bank with certain rights (rights to the equity, etc.) if there is a mortgage and you want to grant an easement, for example, you must obtain permission from the bank. this is usually evidence by a subordination of the mortgage to the granted instrument.

Minn. Stat. § 580.021 requires the lender to provide pre-foreclosure notice prior to the actual commencement of foreclosure pursuant to Section 580.032. The foreclosure attorneys certified they did so in the published notice of sale.

For reference, Minn. Stat. § 580.021, subd. 2 provides:

Before the notice of pendency under section 580.032, subdivision 3, or the lis pendens for a foreclosure under chapter 581 is recorded, a party foreclosing a mortgage must provide to the mortgagor information contained in a form prescribed in section 580.022, subdivision 1 . . .. (emphasis added)​

Of course Nick threw himself a pity party for New Years Eve. Nothing is ever his fault, everything just happens to him because the universe and the government has it out for him. No mention of what he put his children through or his wife. No mention of how his actions have affected his family and how they still stand by him despite it all, while they could have easily kicked his ass to the curb. Just "me me me me me I'm the victim! I am so strong! I am so amazing for surviving through it all!".

This is why I roll my eyes at people who try to paint Kayla as the mastermind behind it all and Nick just "goes along with it". He clearly is the main character of his own story and everyone else is just a side character and they only matter as much as it affects him. Kids have their entire life uprooted? Yeah whatever, but think of how hard that was for Nick and how it affected his youtube channel! Parents have to scramble to take in his kids and care for them on a moments notice? Yeah whatever, but think of how embarrassing that was for Nick and his public image! I can't even imagine living with this kind of narc for over 20 years day in and day out. It would drive anyone insane.

Sales usually occur at the end of the month to reduce closing costs so it's possible to have closed last week or this week.

His dad paid first half taxes on the whoreshack. The tax assessor page shows it. It's on a previous post of mine. He's caught up on all property taxes.
