He formed a trust (BFG Revocable Trust -- presumably for his family) and it passed there in 2020 (later publicly recorded in 2021). It was sold in May 2021 for $720,000 (was initially listed at $629,900 and was bid up). Even if Ian and his parents split the proceeds because they all went in together on it, he made good money there.
I have a half-baked theory that the chain of title on the San Luis Rey house is potentially fucked up. Ian, Adam and Christine Washburn bought it jointly in 2016. On March 2, 2020 Ian filed a document assigning his interests to "Ian K. Washburn, as trustee of the BFG Revocable Trust" and on March 4, 2020 Adam and Christine Washburn did the same. When they sold to the new owners, it wasn't the trust that assigned the interest, but Ian, Adam and Christine. I think *qualifer: not a California barred attorney* this may have fucked up the chain of title and I'm not sure the new owners truly have clean title to their home:
House 2 328 Eddie Drive was bought in March 2020 when Ian was flirting with the idea of becoming a landlord and renting out one of his homes. Typically, when you go over asking, you add $50-$100K to the offer. I believe that Anisa probably told Ian that this was their dream house and they NEEDED to have it RIGHT NOW so they came in so far over asking to both ensure they were the ones to get it and to avoid a bidding war. A bidding war might have saved them a couple hundred thousand bucks, but would NOT have let them move in right away.
