I honestly never thought about Josiah 5 from this angle. It was obviously a narc injury anyone could see that from having been duped for days, but I didn't think about how Pat could have possibly still had friends back then. Average rent for a 1 bed in MKE is around $1.3k and the national average is around $1.6k. His property's estimated market value (according to Zillow) is $435k but it's tax assessment in 2022 was $260k and they bought it in 2018 for $275k. There is no way in hell they could ever get more than $350k for the half-hovel. The apartments across the street are under $2mil for the whole building. What a dump.

You are assuming anyone is willing to buy, the overlap between 'people able to buy a $350k house' and 'people willing to live in the slums' has got to be very small. It's the same reason other Rust Belt cities have managed to develop issues with homelessness + blight at the same time.

If he did try to sell I suspect he'd end up having to accept a price in the $200k range and that might even be low 200s/high 100s if he cannot find a slumlord or developer looking or an "opportunity". Either that or use refinancing/a HELOC to get money without the heavy lifting which comes with selling such a difficult property.
