I was curious so I looked up eviction laws in OR. We don't know which type of tenancy she has, but her panic over being evicted would suggests it is month to month and she was about to get a 30 day (assuming she wasn't wanting to do a midnight move because of CPS). It doesn't seem there any squatter's rights in OR. You can serve a 72 hour eviction notice if no one has paid rent.I feel bad for the landlord, they will have a squatter for the next six month.
I'm sure there are exceptions and whatnot, but those are the basics.
In a month-to-month tenancy, the landlord need only give a 30 Day Termination Notice without any cause for eviction. If the tenant has lived in the property for more than one year, the notice is 60-days. If the property is being sold to someone who plans to live there as a primary residence, it is 30-days.
