I had to weigh in on this because it’s HILARIOUS to me, her thoughts on how she’s budgeting for a house purchase. I’m going to make some assumptions here, so bear with me.

Assumptions:
1. First-time home buyer
2. Poor to no credit
3. Will be utilizing some form of Assistance in order to make this purchase work.
4. Max budget, generously, $100k

Now to the realities of this situation:
1. Utilizing Assistance for a home purchase forces you into a certain type of mortgage (FHA). This is generally also true if you’re a first time homebuyer.
2. The less money in the down payment, the more the monthly payment will be.
3. Poor credit will fuck you on APR, and really poor credit puts you in adjustable rate territory.
4. The mortgage payment is only approximately half of what is paid on the bill each month. The other half goes to mortgage payment insurance and escrow for taxes, homeowners insurance, etc.
5. You can’t skip out on the mpi/escrow half of the payment. Banks want to be sure that taxes are paid and the house is insured.
6. Banks don’t like to lend to buyers for cheap properties. Not a lot of return on investment. It’s not impossible, but it’s hard to convince them that it’s a worthwhile gamble.
7. FHA loans have certain standards that houses have to meet in order to be purchased. They require inspection and remediation of deficiencies before closing. Sellers with cheap properties don’t like to or want to fix these things for sale.
