Huh. So let me synthesize all of this: Greer launches a bunch of suits then gets evicted. It's like he knows he's going to be sanctioned and lose all his disposable income anyhow so he goes and blows it all, with one of the hail Mary's being the one for 200k.

The 2025-26 money timeline so far. Green is Greer v Moon, orange is Viatron, purple is assorted Greerventures.

Feb 12: Judge Barlow orders a reduced $1000 sanction on Greer, because he's IFP.
May 6 (hearing): Greer says he can now pay the filing fee, no more IFP.
May 6 (Winnemucca): Greer tries to buy a motel
May 21: Greer pays $405 filing fee
May 22: Greer claims he has a savings account with $5000 in it "reserved for business"
July 21: The court adds $500 to the sanction amount
July 30: Greer begs for 2 more weeks until he gets paid by some employer.
Aug 18 (est): Sued for eviction by Encantada Apartments, claims IFP
Aug 19: Greer pays the $1274 (after midnight, so technically on Aug 20)
Sept 30: Judge grants more sanctions against Greer (still hasn't confirmed Hardin's amount)
Oct 1: Eviction order issued against Greer
Oct 1: Greer tries to extort $20k from Viatron
Oct 13: Greer ups the extortion to $200k
Oct 20: Viatron pays Greer $252 in wages
Oct 30: Viatron pays Greer $341 in PTO payout
Nov 23: Redacted filing claims he's unemployed and can't afford $80
Dec 1: Spends $100 demanding arbitration from Viatron

The actions of Jan 20th - 28th make me go hmm. He’s not ifp on the 20th but is on the 22nd and the 28th?

But Hardin calling for an investigation into his cash flow stream is troubling and invasive.

He seems to do what a lot of deadbeat tenants do. Get an apartment pay security first month never pay can take up 6 months to evict. Rinse and repeat.

Gets free storage as well because if you evict someone you have to keep anything they abandon for 30 days at least in storage.

That works in a vaccum, but I’m pretty sure that most townhouse/apartment complexes screen potential renters. A common part of that process is examining someone’s history as a tenant (i.e., how likely is it that you’ll have to deal with the process of evicting this guy?). It’s really hard to get a mediocre unit if you’ve been evicted even one time. The fact that he keeps being able to “rinse and repeat” makes me think that he’s staying at increasingly shady places, since anyone running a reputable complex would run a proper background check and realize that Greer is a financial black hole of a tenant.

The number of "small-time landlords" who have not learned why and how to do a thorough background check is roughly equal to the number who have never needed to evict ... yet. Greer likely has pages and pages of landlords to go through before he starts running into those who even bother googling him (should "triple eviction enjoyer" be added to the thread title?).

This is why if you're gonna be a landlord you gotta learn from the best who've dealt with the dregs, and you should be in a group and meet with other landlords to verbally discuss interesting activities in your area.
