He’s an utter pig and now whatever small restraint he practiced when he owned the joint has been removed. How can they possibly prep it for sale when he still lives there? But they can’t kick him out if he does the bare minimum. Well, explains why foreclosure sales are usually just a Google street view image.

I think all they have to do is demonstrate that he is inhibiting the potential sale of the unit and they can evict him.

The more time and resources he spends fighting this, the less he will have when he's inevitably removed kicking and screaming, so i'm ok with the delay, especially if it means we get the "i'm suing because they won't let me into a women's shelter" arc, as opposed to having the means to rent a Crack house arc.

When I started following Yanuv, I knew Canada was fucked as far as tranny rights but over the tears I've been astounded by how shambolic the law enforcement and courts are (see also JF Gariepy). And I've lived in Europe.

They are a high risk mortgage lender. Their business, while legal, certainly is ghoulish and predatory. It's a shiny version of loan sharking. Yaniv is one of their very, very few unsympathetic victims. Most are working Joe blue collar folks one check away from the poor house. It's despicable usury.

IDK that I'd agree with this. They're a hard money lender. I think the majority of their lending is to sophisticated borrowers who need short-term financing, like they're building a house and they're going to sell it at the end of the term. Foreclosure is extremely expensive and they aren't making money foreclosing.

ETA: Alta West has only started one foreclosure action this year, and it's against a numbered company. They had seven last year. In 2024 they had three.

We need to entertain the disappointing possibility that Yaniv will avoid eviction by cooperating with Alta West's preparations for sale and be allowed to move out in an orderly fashion.

He may be focusing on how to sue Alta West and the movers for destroying priceless possessions, making illegally twansphobic comments, and dropping a heavy box on his ickle toes, causing him permanent disability.

He may also be acquiring a giant lab coat and a stethoscope so he can't be challenged as Dr. Jessica, Live-in Caregiver to Persecuted Jewish Disabled Persons, over at Miriam's strata, where lobby brawls are set to resume.

This might be his best strategy. Two inspections a week, 30 minutes, with him lurking, making the entire experience impossible by his mere presence. Passive resistance. This could extend his residence there for a few months, but, it also further erodes the likelihood that he will get anything from the sale because interest will continue to accrue.

That's certainly a possibility.

Alta West will certainly not have an easy time of this though as he's already laid the foundations for not allowing people in the apartment (his safety and security) and the magnitude of his claimed disabilities that should have been called out previously, but weren't.

He also claimed at the beginning of the month that his mum's property had a buyer and the 72 hours wasn't necessary as the sale would be completed in 74 hours anyway.
Another lie that should have been called out.

For all we know, they're having an office happy hour right now with a bottle of champagne reading some of the more barbed comments from the Farms and laughing their asses off.

I'd bet the other tenants have been calling everyone they know and everyone those people know to pitch Miriam's apartment. "Come see! You'll love it! Great deal! We'll be such friends! Lovely place! Come see!"

Maybe they've even talked about pooling their money to buy the apartment jointly until an outside buyer comes along. "Anything! Anything! We've got to cast those demons out!"

So, he did go with the past of least resistance. Interesting. I wonder if he is working an angle, or he realizes this is his chance to stay as long as he possibly can during the sale?
