Perhaps it was the horde all along that fueled Chris's AUTISMU.
Either that, or being more exposed to society has jolted his (extremely late) mental development.

That's probably more likely than it sounds, even to you. That house probably had mold, just smelled bad in general. Moving around was difficult. There was no place to work or do stuff. I imagine just having a clean area to play with his arts and crafts stuff is doing him good.
This whole episode does seem to have had a positive effect on Chris. Sometimes the only way to grow is to be pushed out of your comfort zone and forced to face a little bit of reality. I don't think there's anything more forceful than a house fire in CWC's case. Of course with CWC's track record of flippancy you can expect him to regress as soon as he finds his new permanent nest and no longer has a reason to go out other than McDonalds runs and terrorizing the locals but for now he seems almost more appreciative and conscious of the world and people around him.
Even in a chronic manchilds mind receiving so much support from people he's never met must be humbling even if only a little bit. It is quite possible that has also had some influence on his recent behavior. But then with information being so scarce in recent times it's very hard to tell.
