How much do squirrels in the yard increase my total estates net worth??

I own the trees in my yard, therefore I own the squirrel's nests in my yard. Therefore, I own all the squirrels in my yard. I do not believe that the last property appraiser considered presence of squirrels when assessing my estates total net worth.

What is a reasonable amount per squirrel for me to add when submitting a loan application to the bank for collateral?

Okay next question: I have a tree that starts in my yard but grows along the property line so some of the branches hang over the neighbor's yard. Do I also own the squirrels on the branches hanging over the neighbor side?
