I have a couple of theories:
-Matthew was already evicted for unpaid rent and the landlord is going to sue to get back some of the owed rent.
-Matthew is still living there, somehow came up with the previous money before an eviction (maybe his parents or a relative gave him enough money to bail him out?), and went straight back to ignoring rent once the last case was resolved.
-Matthew caused substantial property damage of some kind and the landlord is suing for damages.

That being said, the case is still open as of now, so there's always the possibility that the threat of eviction could be put back on the docket later. The docket doesn't also make it explicitly clear yet as to what Matthew is being sued for (yet), that will probably be made more clear at the actual hearing.

If this information is accurate, it means that Ryan Hill of all fucking people tried to reach out to Matthew, claiming he wants to give Matthew a fursuit to sneak back into the fandom. I'm honestly surprised that Ryan doesn't have a thread of his own on here yet, but for the uninitiated, the OP of the KhordKitty thread and this Pastebin provide a decent summary of Ryan. The quick version is that Ryan Hill is a notorious furry "troll" who hates furries (despite being one himself) and has spent literal years doing stupid attention-grabbing stunts that have gotten him in trouble with the law multiple times. Notable highlights include:

-Attending BLFC 2015 with a pellet gun and threatening to shoot furries. He was arrested but was released shortly afterward.
-Tracing over other people's clean/sfw art and turning it into diaper/scat porn.
-Mocking recently deceased furries, often making sockpuppets impersonating them and spamming their friends/relatives with the aforementioned scat porn.
-Taking credit for the 2014 MFF Chlorine Gas attack (he was allegedly one of the first people the FBI questioned after the incident but he was cleared, though he still insists it was his doing).
-Taking credit for the 2014 Anthrocon bomb threat (he was interviewed and cleared on this one as well).

In addition, a very obvious troll account popped up on Twitter under the username "Dalmatianspot" (link is NSFW) that seems to do nothing but post scat porn and randomly mention Patch. It also follows several furries who had to deal with Matthew at some point and several individuals who have threads of their own in this site already. Worth noting that the bio inexplicably gets Matthew's basic information wrong, claiming he is 27, single, and living in California (according to Matthew's active Telegram sock bios, Matthew is 24, taken "by a reindeer" and still lives in Pennsylvania). That being said, it would be hilarious if Matthew was confirmed involved with Ryan Hill. One ran his own convention (and scammed a charity out of $4k), and the other regularly either takes credit or actually does disrupt conventions to the point of the authorities intervening.

My best guess (with the information I currently have) is that Ryan found out about the drama in some form, then made the Twitter account to get Matthew's attention. Pennsylvania is what I'd consider the "birthplace" of organized furry events. You've got Sam Conway/Uncle Kage living in PA, and you've also got Sean Piche/Dragoneer originally from the state as well (before he moved a few years ago, at least).

Essentially, you've got two of the most well-known aspects of the fandom (Anthrocon and FurAffinity respectively), heavily involved locals, and Pennsylvania's plentiful freeways making most of the state accessible in a 3-4 hour drive at most for the majority of PA furries. From how a few of them have described it to me, there is a very large intersection of furries who regularly attend events all over the state.

My understanding is that it was supposed to end in late August, only for York county to extend it to October 3rd. It would explain why this hearing was done only a few days after the moratorium ended, especially because this is by no means the first time Matthew was sued.

The woman who claimed that Matthew was illegally subletting minors also stated that she had talked to Matthew's landlord and in the process, they revealed that they had been trying for months to get him removed from the property.

For those not familiar with Pennsylvania law, a landlord has to file an "Order for Possession" in order to give a sheriff the right to evict a tenant from leased property. I guess Matthew's covid rent protections finally ran out, and we've got a "homeless" and/or "living with mom" saga impending.
