This guy is a Lutheran minister. Debates over ELCA’s poor choices of clergy aside, that means he’s in the unique position of having a job where you often get housing paid for, or even get a house to live in. He lives in Minnesota. Most femboys, at least from my experience, are basically just feminine men, similarly to how tomboys are just more masculine women. There's a good amount of them that are just transvestites and a smaller amount that may be AGPs, but from what I've seen it's just a lot of feminine men (either gay or straight).
They're one of the prime targets for tranny groomers because "OF COURSE they must be an egg waiting to be hatched".
