Its been at a consistent level of shithole. During the George Floyd Summer of Love they really didnt have the problems with rioting and looting the other shithole cities all had. The residents put a stop to that nonsense quickly themselves. If anything things got a little bit better during covid because of all the federal gibs. The lockdown was mostly on paper and not real life since the government really didnt have any resources to force a lockdown on people.
If your a real estate youtuber looking for crazy shit for clicks then that is where I would go. But its not all like that. It is a city that went from 1.8M to 650K people in 50 years. There are whole abandoned neighborhoods and there are stable ones. With all the newly empty space there has been this weird urban farming thing going on. And with the low home values and 2/3rds of home sales done in cash its a place a guy could get a home with out going though the banking system. Those 2 things are why I mentioned it.
