It's not that immense, especially for the area. When you consider it's on a septic system, and each septic tank needs a certain amount of square footage for a drainfield, there isn't enough room to allow for two houses with two septic systems and two drainfields.

It also wasn't until now did I realize that 14BC wasn't connected to a sewer despite having running water and electricity.

Electricity and even water are relatively easy. Sewers are ridiculously expensive.

You have to realize Ruckersville isn't even a proper town. It's just a census designation. It exists solely because you have to be able to fill in something on the form when you count people every ten years. Speaking of which, there aren't even 500 households in all of Ruckersville. Nobody is going to pay for the enormous sewage system needed to service just 500 widely dispersed properties.

tl;dr: There are half billion dollar properties in California with septic systems. It's not a big deal, but it does limit housing density.


Please, there are much better places for people in need of a home than 14 Branchland Court.

But at a price they can afford? Once 14BLC is cleaned up and de-chandlered, it should be a rather affordable starter home for a young family within easy commuting distance to urban centers.

It's not actually a bad place. It's just Chris and Barb who made it bad. That can be fixed.


I don't think so. It's probably in the same ballpark as Chris' tugboat, possibly higher depending on if she's still getting half of Bob's substantial pension.

Barb is getting more than Chris each month, but probably not a lot more, and it's likely close to the monthly mortgage and property tax bills. But Barb has more monthly expenses than just property taxes and the mortgage. Those expenses used to be maintaining the hoard, but are likely now more medical in nature. By herself she isn't fiscally capable of maintaining both 14BLC and her spending habits and other expenses.

Barb has a history of stealing (things, animals, men). So I don't doubt she'd take Chris' money. At least her needs (barring the hoard) are greater than Chris'. Once he's released, it shouldn't come as any surprise that he'd be angry since it's his money, but he forgets that part of the money goes toward keeping he house for a few more months. I believe Chris is writing to Barb about not spending any of his tugboat, only for 14 BLC's mailbox to be overstuffed with mail.

Chris has to learn being a thief from somewhere. Bob doesn’t strike me as one.

Maybe. House is a small portal to hell by now. I'd imagine some trash has been there so long it's permanently fucked up the walls and floor. The fire from years ago can't have been good for the walls either. I just finished giving a hand in replacing some walls and insulation after a small house fire. Smoke can be extremely destructive
 
Is the house paid off? I wouldn't be surprised of the the bank repo'd it and burn the place to the ground.

Bob had it paid off before he passed away. Barb pissed that all away because she wasn't satisfied with the public defender assigned to her during the Snyder hit 'n run, so she remortgaged the house to pay for Rob Bell and increase the hoard.

Assuming he's even aware the money was due him and is now missing.

Chris has no need for his tugboat in jail while his physical needs are met and there are no opportunities to satisfy his toy buying habits. He may not even think about his tugboat since he can't exactly use it, and saving money, whether actively or passively, has never been a concept Chris is very familiar with.

tl;dr: Chris has only a loose idea of money since he's never really had to earn any. He only ever notices amounts when he doesn't have enough to satisfy his lust for lego¹.

Likely smoke did more damage to the hoard (which was pulled out from the dumpster) than the house (which was gutted and rebuilt). Even then, it's just one more smell added to the cocktail of odors permeating everything the Chandlers own.

Just me overthinking:

1. Chris gets the book thrown at Him at the hearing, stays in for 10-15 years.
2, While He is serving His time, Barb passes. The house is claimed by the bank. They hire someone to clean it out and redo it to put it on the market.
3. Same day Chris gets out, He heads right to 14 BC and some person living there who has no idea who He is is looking at the fat 50s year old "man" wearing the Sonichu medallion.

Is it certain that he paid it off? He could have refinanced it or borrowed against the equity for some reason before paying it off. More likely if he had a 30 year loan.

We know he bought the house between 1980 and 1982, so the original loan would have had a very high interest rate. He'd have an incentive to refinance at lower interest later. If he needed to raise money in a hurry, he could have borrowed against the equity at the same time.

In the 1990s, he needed money for his legal battles with Greene County and also for the expense of maintaining a household in Richmond while keeping 14BC. He also paid for Chris's tuition at PVCC in the 2000s, what did that cost him? I'd speculate that he refinanced at some point, taking out most of his equity as cash and starting the mortgage over with a new 30 year loan at a lower interest rate. If he did this in the late 1990s there would still be ten years left on the loan at the time Chris started begging for mortgage money.
 
If @whiepaws is right it will be fucking hillarious that Chris-keeping things thrown all that money into toilet (not connected to a sewer even) before Chris was famous.

Just think about it: born of Chris as sole case for dumping all life of poor Bob into garbage.

And here I thought Barb mortgaged the house after Bob died because she needed money after the Snyder trial. This puts things into new perspective. Bob effectively put his family in danger. I think he thought if his inheritance he left Barb, she would use it to pay it off. How wrong he was. Trusting Barb with money is like trusting Chris with money. Not only did Bob waste his life with two ingrates, but his money too.

The estimated $50,000 spent to hire Rob Bell (over The Game Place incident) was the inheritance that Chris and Barb received from Bob after his death.

The ironic thing is that despite the mortgage paying off Barb's debts, Barb ran them up again and over the past ten years has been sued repeatably by debt collectors. Chris on the other hand pays the bare minimum off his credit cards every month, themselves insanely high in debt. Its pretty clear that neither Chris or Barb know how to manage money, with Chris having a small degree more knowledge of it above Barb - he knows he has to pay things off eventually after all...

Shit, Bob left them 50k just so Barb can use it on a lawyer for a flimsy case, a case that wasn't going to go in their favor anyway. Now that I think about it, even Bob tried to use the law for his own gain and failed. Chris may not know it, but he is a huge jinx when it involves money and the law. And the fact that Chris knows (a bit) more about money than his own mother, who supposed to be smarter than him due to wisdom and experience speaks volumes. Chris is not going to have a happy ending to his life, is he?

There doesn’t seem to be any incentive for Barb to pay off anything. She’s not facing jail time over her debts or any other punishment she might care about. She can run out the clock and she knows it. See also: Pat Tomlinson.

I don’t think she’s doing it because she’s dumb (though she is). She’s doing it on purpose.
 
So I'm not an expert on house flipping but for hoarder homes that have been remediated what do they do about the massive amount of insects and vermin they attract?

As we know 14BLC is a disgusting mess full of rotting food and pet shit, there's definitely roaches living in the walls. Also remember Bob had to be isolated when he went to the hospital when he was dying because he was covered in bug bites.

I could see some house flipper buying the property though, slapping down some cheap LVP and painting all the walls grey.
