A trust would usually be set up usually through a financial institution. Assets (the house) would be transferred to a "trustee" organization that would manage the assets to the benefit of the children. Its done as a third party relationship so as to keep it at arms length from the person giving it and the person receiving it. The trust contains an agreement written by the person transferring the assets that specifies the terms by which it operates. The trustee enforces the terms.

You would typically set up a trust for a gift of a house in the name of the children if you were concerned about the financial irresponsibility of the parents.

It’s probably listed as a rental property, with CBR Holdings LLC as the owner. If I had to guess they are each considered a separate “Property Management” company with one property. They collect the rent, hire cleaners for the turnover, file eviction paperwork, and pay for the repairs but it essentially the same as renting a house off of Craigslist with more paperwork. Nick probably dropped the ball so they took this responsibility away from their fuckup “lawyer” son. Just like how he fucked up filing the paperwork on time for his own LLC shell corporation in Texas (presumably for Senate Bill 12 protection), he wanted to be like his mommy and use an LLC to seem more important than he actually is.

Each LLC representing a house Nick’s mom owns, they “rent” that house from their own respective LLC, except for the ‘COR Operations’ one, that is probably the house that has a “family friend” living in it which Nick was supposed to be taking care of. It would essentially be fraud, because on paper Nick has living expenses “rent” that he pays to his own LLC which also counts as his “income”. He could hypothetically state he charges himself $40,000.00 a month for rent, and also claim he makes $40,000.00 a month in income as a landlord without any money changing hands.

I didn't think that one was that relevant to the thread. The COR-NRR and COR-KMC LLCs were both started within a couple days of each other, but that LLC was formed 10 months later, so they might not be directly linked.

I'm guessing that stands for Celeste & Bob and therefore can't be linked to Nick in the same way as an LLC that has his initials in it.
