I have been keeping my eye on an Instagram page for a brothel that follows Intimate Dealings. It's called the Green Lantern Brothel. It has a website that looked Russel-ish but I wasn't sure and it's only 1 page. The Green Lantern Brothel finally posted something that tied it to Intimate Dealings so now I am sure it's him. Sounds like he is trying to sue some guy named Jeff and probably the sellers. Not sure if it's the same guy he made a post about not selling to him.

None of what he’s saying makes any legal sense. Rantings of a madman. An unrecorded right would actually purchasing the property, paying for it, getting the deed signed and notarized, but not having yet filed the deed of record in the courthouse. If the seller would then re-sell the same property to someone else, and then go record that second deed before the first one, that would be a huge legal issue. The first buyer would have an unrecorded right.

But this, this is nothing. Russell had no right to the property whatsoever. What most likely happened is that his broke ass inquired about the property, tried to secure the funds, and the owner sold it to someone else in the meantime. But because the owner knew Russell wanted to buy it, he thinks she was LEGALLY obligated to hold it forever for him,

Lance Gilman is the name of the other landowner he was wanting to sue for brothel land.

Lance owns some existing brothels, and Russ was saying that Lance should be forced to sell him a piece of his currently unused land to build his own competing brothel basically right next to Lance's and that he was going to use the courts to make Lance sell it to him because there's only so much land you can legally operate a brothel on.

IIRC the piece of land Russ was after had a brothel on it at one time but it burned down or something.

It was unclear whether the land was ever actually even up for sale, or if Russ just saw that Lance owned it and thought he could sue to force him to sell, since he's not really doing anything with it. Not sure if that's something he's still planning.

Two things that pop out to me.
1. You can't "take back" something you never owned
2. The wording is weird, but if we take everything as given, Russ tried to buy the LLC, not the property, so I'm not sure how Jeff is in the wrong here.

Personally I can't find anything in NV real estate law that relates to duty to inquire, unless he means the duty to investigate, which wouldn't have left the owner liable but the real estate agent empowered to sell that company. However, notably, there is no duty to investigate in a situation Russ describes (as far as I know):

American courts really should require a deposit to be submitted for a court filing, even pro se in pauperis, that is dispersed to winner of the suit.
That's usually required for an injunction or a penalty imposed on vexatious litigants.
 
I am liking where 2024 is starting off for Russell "the Face" Greer. Trying to sue a brothel owner over a property dispute that he does not own or have any contact on and claiming to release his incel anthem "She don't Like Nice Guys (oh, way, oh)" in August of this year and then dirty deleting it.
