I feel so badly for the kids. Losing your home as a kid, especially the home you mostly grew up in but aren't yet grown up, it messes you up. There's this part of your soul that never quite returns. Memories of a place you'll never be in again. A pipe dream of buying it yourself one day. Combined with the simultaneous feeling that home ownership will never happen for you. Then with divorce which I know many think is likely, I can't man. I pray for these children. I know what my experience was like with somewhat similar circumstances, but many aspects of theirs is far worse.

Not only that, but he took out the mortgage two years ago, which is right around the time his drug use began. So he got a brand new mortgage on a house that was already paid off just to spend it on drugs.

This really is an object lesson in that there is no such thing as responsible narcotics use and if you do anything harder than cannabis you'll become its slave. I thought he was at least smart enough to pay bills first and party second but he really is just a stereotypical addict and nothing more. He really would choose to be homeless and sleep outdoors in the frigid cold than to just stop snorting cocaine. It truly is a matter of time before he overdoses and dies.

This man had everything the American dream stands for and squandered it all to become a full time junkie. It's truly bewildering to even wrap your mind around.

That's normal, almost all of your early mortgage payments go to interest rather than principal. It's not surprising they hadn't paid down much 2 years into a 30-year loan.
 
From what I've seen...people reverse mortgage their home when they are too old to work and literally have no money. They die and then bank gets the house.

Reverse mortgages don't have to be repaid until the person dies.

What Nick (and Kayla) did was take out a normal mortgage against his equity in the house. People do it all the time to remodel/renovate or to buy another property, and sometimes for other purposes like starting a business.

It does explain the urgency to kick out the tenants from the old house and offering it to Aaron for $350,000. My guess is they only listed the old house when it became apparent that they weren't going to be able to negotiate a suitable arrangement with the mortgage holder.

The thing about Chris is that he's a wacky retard. He says goofy shit and draws weird comics that people think are funny. There's this weird out of left field way he has of thinking about things that makes him really interesting. It's a combination of autistic obsession combined with being raised by an elderly man who watched reruns of I Love Lucy. There is a 14 unit property in Willmar MN available for 300K that I Was briefly interested in. It has over 23,400 sq. feet of rentable space, but I never followed up on my research. It would seem there is a better investment opportunity, but it probably has hundreds of thousands of dollars in code violations from neglect, as well as drug cleanup costs.

That's a 14 unit studio and 2 unit 1Br appartment building. per apartments.com the going rate for a studio is $500 a month in willmar or as the locals like to call it ... Little mogadishu. It'd be a great investment property if you can deal with the cousin marriage and black magic that the locals do.

My first thought was this is some big brain move to tank his credit, but get 'free' money by buying back his foreclosed on home for cheap. But he didn't even take a loan out for the actual value of the home, he took it out for half. This latest move is so incomprehensible there are genuinely no words to describe how stupid it is. Well, Coomalot had claimed a while ago that Nick was spending $20k a month on cocaine, and no one believed him. If he was mortgaging his home to pay for cocaine, to the tune of hundreds of thousands of dollars, the $20k a month on drugs figure starts to sound more and more plausible.
 
Not necessarily. According to the foreclosure documents, the house isn't owned by Rekieta. It's owned by the Robert Lord Trust. How the Trust is set up will depend very much on whether or not it is subject to bankruptcy protection. For example, who are the trustees? Is it just Rekieta? Or is it the rest of his family? If it's the latter they may have told Rackets to pound sand because if Rackets can't pay, the Creditors can go after them. So the house will be foreclosed and sold.
The foreclosure notice says that Nick and Kayla are the trustees. Nick has spoken about the Robert Lord Trust before and said that he set it up so that the house would be a protected asset in the event of the divorce. iirc, he said that the kids are the beneficiaries of the trust.

The mortgage may also not be a 30 year mortgage. It's pretty common here for people to take out mortgages for a shorter period if it's for remodelling/renovating a residence. Sometimes they even take out interest only loans. Around the time we first learned of the existence of the mortgage, Nick was talking about building extensions and doing some pretty major remodelling.

I noticed in the foreclosure notice that the trust has 6 months after the sale of the property to buy it back. If they don't do that and pay any associated costs as well, they will have to vacate in August.

Clearly mummy can afford to bail Nick out, but I believe that straight out gifts of money are taxable in the US (they're not here, no matter how large) so it might make more sense for her (or one of her trusts) to buy the property.
 
But the whole second house thing brings us back to the bigger question: why didn't they just sell it last year and pay off this mortgage on the main house, rather than losing another 400k in equity. It makes no fucking sense. Did he just forget about paying his mortgage for two whole years, and once he sobered up enough to realize it, the foreclosure was already done? It's absolutely wild.
Nick likely did not have time by the time he realized things were serious. The debt was assigned to "TH MSR Holdings LLC" on November 19 and the foreclosure is dated December 17. It looks like Nick was successfully stringing along his mortgage provider for a long time, and thinking he could do so indefinitely as he held out for top dollar when selling his second property. However, the debt was eventually assigned to a new group that had the intent on immediately foreclosing. Nick tried the delay tactics that had worked before, however this time they did not work, and the company immediately filed for foreclosure.

There are obviously multiple "catches" if it has 100+ days on market. I am guessing it has partial occupancy, is competing with other types of low-income/subsidized housing and is probably sub-code. I ain't risking six figures on it.
