I'm no Nostradamus, the reason I predicted something major would happen between Christmas and New Years is partially Occam's razor, and partially a clear vision I had weeks ago. Occam's razor says if something major is going to happen in a toxic situation then the holidays are an ideal time for it to happen.

Hate to quote myself, but in one month, the home depreciated by +$50k. ONE MONTH. His fucking mustang didn't even depreciate that much in a month, and those things depreciate by the mile, and with the amount he was driving (see traffic tickets, driving in snow, and estimated drug runs/mileage to Minneapolis), Jesus fuck.

By February, if trends suit, it most likely will to go down minimum $150k, maybe +$200k when it gets out all the sex, drugs, and naked Twister that went down there.

Appraisal Districts will take every chance they have to fuck you hoping you won't protest it. Also why do people keep calling this a "reverse mortgage?" It is not a reverse mortgage, it is a totally normal mortgage.

If sold for more than the liability, Nick gets the excess. The bank only is owed what they are owed, and the house is technically Nick's--he was just legally forced to sell.

Also, it is not a 'reverse mortgage'. That was mis-reported, and it needs to be corrected. It was a regular second mortgage he took out at a high interest rate against the home he owned..

If some flipper buys it at the sheriff's sale for more than the amount owing, Nick gets the excess. And his redemption price is the total amount paid at the sheriff's sale.

If/when the bank sells the house after the sheriff's sale, the profit is all the bank's.

It's boggling because most add value to the home. You'll see in the documents I uploaded most of the home's upgrades were done by the owner before Nick. He's the one that depreciated the home by his bullshit, like not fixing a kitchen sink cabinet. If that's the only thing "known of" that he didn't fix, imagine what else there is.

Homes usually go up in value, but not for this trust fund coke-head retard. So I understand your confusion.

My realtor buddy has explained to me the mortgage amount reported to be taken out is wrong. Everyone says $316k, but he took out almost the entire homes value. See below from Page 14 on my original post [ also posted below ]. He bought the house for $650k. Loan is for 30yrs fixed rate. It was just $316k this year. He will owe more.

Technicaly it's still a primary mortgage (and interest rate). It's repaid first in cases of sale/foreclosure. A second mortgage gets paid after the first mortgage is paid in full (whence why the interest rate is high for added risk). He should have got the best rate available for whatever loan type he applied for) since it had no liens or mortgages.
