Saw something like this on Craigslist (Baraboo WI or Lake Mills IA, cant remember which) where a small , perpetually failed motel was for sale. office building had two apartments and that building was nice, motel units were trash and need razing.You might even be required to operate the business largely as was to sustain tourism to the location or something.
Ad said "the city wanted short term units, wouldnt approve any long term rentals and wanted it to remain a hotel."
I went, well fuck that, maybe they should buy it then. Imagine buying a property and being told you had to buy and run someone else's chronically failed business that put its prior two owners in the poorhouse off of your property.
Dont expect the city to be like "NOOO YOU HAVE TO RUN A BROTHEL" but yes this happens. Especially if its the towns only blighted motel or gas station or what have you. Anywhere they have authority to make you get a permit to do rentals, they'll do it. Anywhere they require an occupancy certificate to live in your own house (new construction in New Mexico) or operate a business, they´ll do it if they can.
(I dont think the building Im referring to sold. I tried finding the listing to show an example just now but I think they gave up on their ridiculous listing terms and the ad expired. It is probably still on the market.)
