The claim that HOAs increase property values has never borne out. Every study claiming it to be true has been funded by HOA lobbyists or others joined at the hip with them. HOA management is big business today. Most HOA boards don't even actually manage their own HOAs anymore; they hire management companies (often just some shithead operating out of his house, like my old one was) to do the grunt work.

No independent analysis has ever shown any meaningful increase of property value attributable to the presence of an HOA. Your impression that they're becoming increasingly undesirable is correct. I've fired realtors before when house shopping because I told them at the outset "no HOAs" and they insisted on showing me properties with HOAs anyway and made it very clear why I was going with someone else.
