I want to add that its a fucking miracle that the property manager or owner hasnt kicked Ralph out. The property definitely has damages and Gunty is probably late on his rents because we know how stingy he is with his debts. Forget refinancing that even if you bought it on a wedge deal below market value. I got up early (if I slept at all…I honestly don’t remember) and told Mrs. V that I was worried Faith was planning to find a way to get back to VA. Mrs. V had the same feeling of doom. So, game time. Like a sly, fat, white ninja, I slipped Faith’s phone from her hand (yes…she fucking sleeps with the phone clutched in her God damned hand!) while she was sleeping and managed to get her laptop away as well. Once I had them both, I locked them in the hotel safe.

Naturally, when Faith awoke, she didn’t say anything at first, but started searching the hotel like she was missing her heart medication. Eventually, I told her what I had done. Mrs. V and I told her that we thought it would be nice to do a trust exercise and see if she could go 24 hours disconnected. Just one day (obviously, we were leaving Tuesday, so our goal here should seem clear). Faith did not like this idea one bit. So, I gave her a notebook and asked her to write every major catastrophe that would happen in 24 hours if she didn’t have her devices. I’ll share that list on the “Privileged Information” part of this site later.

Realistically the rent probably comes right out of his mom's bank account. If she's so bad up she's going to dialysis on a regular basis she's probably got a tugboat like Chris that's direct deposit into her bank account with the rent automatically coming out. If they weren't paying they'd be evicted pretty quick.

Reading up on VA eviction laws Here, I noticed a juicy little tidbit

No notice necessary: The landlord is not required to give the tenant any kind of notice if the tenant commits a criminal or willful act that is not remediable and poses a threat to health or safety. This includes any illegal drug activity. The landlord can go straight to court and file an eviction lawsuit against the tenant. (Va. Code Ann. § 55.1-1245C(2020).)

But I guess to physically remove them there has to be a lawsuit.

Jarbo for sure. Jarbo has a work history and isn't dependent on pills and alcohol. With Jarbo you'd just have to work a little more on your resume.
