Unfortunately, he's probably counting on his tenants being too poor to afford to get his building condemned.

Small PL: IME if you report a property to the state/county to be condemned, and they inspect it and agree, they have to condemn it effective immediately and can't let anyone go inside, so if you report while living in the residence you will lose absolutely everything you own.

Sorry if that spoils your mood, but unfortunately a lot of slumlords who rent to the poor - Section 8 or not - rely heavily on their tenant's poverty to prevent them from taking any kind of action against them.

If turds like Rhys didn't buy up affordable housing so that they can massively overcharge the government, maybe these properties would be available so that poorer folks could actually be homeowners.

I live in a good (not great) neighborhood in my city. It is in the most desirable section of the city, though. In this part of the city, there are upscale neighborhoods where the houses go for $750K+. Homes in my neighborhood sell starting at around $300K. So you can get access to the good schools and live in the best part of town while still being standard middle class. Every house that gets sold, though, ends up being snatched up by someone who wants to turn it into a rental property. So, instead of people getting a chance to purchase a home in the "good" area and leaving the less desirable parts of town -- SOBs like Rhys charge quite a bit more than my mortgage payment to rent one of these places. They trap people in the bad neighborhoods this way. And they ruin the affordable good neighborhoods by making it a community of renters. He's not helping anyone but himself and it is disgusting (just like with everything Rhys does) that he pretends otherwise.

Also, is he really boasting about what a great idea it is to keep buying shitholes that cost more than twice his (perilous) annual salary, with only 1-2% deposit? Isn’t that sort of thing a recipe for disaster? I’d be in a constant state of anxiety if I was a slumlord whose finances were extended to the max like that.

There’s a lot of online and seminar based low equity real estate portfolio advice in this low interest period. Capitalism thrives not just on profit, or even productivity, but on churn. Moving from one utility to the next, one service provider, one bank, one mortgage to the next each transaction has costs and generates more profits than a stable account or asset held long term. Banks dangle low cost set up sub prime loans to idiots who hope for speculative capital growth to offset their costs, or plan to claim any losses against their high paying highly taxed job. Note: It’s not 100% guaranteed that it’s going to work. But don’t tell Rhys.

Well sure, but would you do it? I’d never buy an investment property without having at least 20% equity. He thinks he can buy 5 plus 1 more every year with almost zero equity. It’s a disaster in the making, especially since he is buying slums.

Also Reeees said you only need to put away 2% a year in case of expenses *including* a new roof. How many years does he think the concave roof on his new blue squat is going to last? Does he have any idea how much it costs to properly replace a roof, even a tin one?

Aren't his properties trailers? Those things depreciate like hell. I assume from the prices that he bought the land under them, but he's going to need to replace the whole trailer at some point.

(of course his next finance-explainer tweet storm will be about claiming tax deductions for costs and depreciation. Is bail for a pedophile a tax deduction? Stay tuned to find out!)
