I'm hard pressed to find much sympathy for the tranchees in this situation. If I met someone and was told that wretched tale of woe, the last thought that would come to my mind would be "I want to have sex with you"

Okay first of all I hope that the sexual assault and mutilation of your pets are two separate incidents, not sure what type of injury is treated through sexual assault of an animal. The "mutilation" was apparently an attempt to treat a pet's injury so that doesn't sound like it was actually that person's fault. Oh wait it was "without my consent", an animal was probably bleeding everywhere but you should call the psycho owner and get consent before attempting first aid. "It began with smaller instances of emotional manipulation" is a huuuuuuge red flag, all Cluster Bs love to say that everyone else is manipulating them. The remaining crimes are unlocking a door and calling her while she was at work, which, oh wow what an erratic and extreme psycho. Oh you poor poor victim.

Does she claim to need the wheelchair 24/7? Because finding a room to rent in an ADA/wheelchair accessible home is hard. And if she was the primary renter then there'd be public records of the address...
