They will never IPO.
Part of the process is "bookbuilding" i.e. a financial institution looks at your books and goes "your company has x amount of equity, and you want y amount of shares so the IPO price will be x/y$. far more complicated than that in reality but that's the gist of it.

I am convinced that the bookbuilder for reddit looked at the books and was "this company is worth nothing. More debt than equity. No serious business plan."

A lot of companies IPO'd with absolutely horrible books and nothing but promises. The difference now however is that the easy money has dried up. Interest rates are up, money is tight, and the big money now wants to see actual cashflow.

Yeah, the time for Conde Nast to force an IPO would've been from 2010-2015 when they had all the growth, but reddit was preoccupied with constant leadership drama and that asinine decision to force everyone into the SF office that cost them a lot of the employees that fueled the growth. By the time they dragged spez and all his buddies back to provide some stability at the top, it was too late and they've been stuck in a series of fruitless fundraising rounds ever since.

It's not just any highway section, it's Breezewood. Due to its history and laws involving toll collection, there's a gap in the freeway where drivers are routed onto surface streets for a few blocks. As a result, a huge density of businesses have planted themselves there to lure travellers into using their services. It's not the only such place but it's become particularly famous, to the point that the term "a breezewood" is sometimes used to refer to similar clusters elsewhere.
