If the tanks were rented, it wouldn't take much for a new owner to set up a new account with the propane supplier and have the tanks brought back.

I know the whole thing was, it's impossible to ranch that high, and looking at the surrounding area I have to ask; is the property above the tree line? That is, there is an elevation where due to weather and what-not trees just stop growing, is the "ranch" above that?
 
Tranch or not, ~$300k for ~40 acres in this market? That is a no brainer. You're buying the land, not the property; easy to tear that crap down and start again.
eh i dunno. that is a super interesting building and something that you would not get if you tore it down to replace today. things inside certainly need to be refurbished/replaced but i would not want to destroy the house if i could help it.

37 acres in rural Colorado with an HOA and CC&Rs? What the actual fuck?

Not to mention how in the fuck is an alpaca mass grave not run afoul of the covenants, conditions, and restrictions? Why would there even be conditions or a home owners association on this?

Gonna need to call Josh here and get those CC&Rs to review.
Not sure about Colorado, but certain states, I know California is one, requires you to list human deaths, homicides or suicides. I don't think a massive animal purge is sufficient to be listed; though you could use it as a bargaining chip when making an offer. Remember, a sale isn't final until the money exchanges hands and the paperwork is finished. You want the bathroom carpet gone, or at least saying you'll have to rip it up and fix shit, haggle the price down.

I was more thinking of how delusional they were in calling rocky scrubland "RICH LAND" and thinking they'd be able to grow anything there at all (though in retrospect it seems pretty obvious that Gazi planned on taking the money and running from the start).

It’s well below that. It is “high desert” but can support limited grazing, or could before this particular plot was eaten down to bare earth and then the topsoil blown away / compacted and baked. It would need intervention to get back to any more than desert scrubland now, but with the 1 acre water allowance and a lot of hard work and time it would be possible to establish some bushes and trees at least.

There’s a fascinating series on YouTube of a guy trying to recover some (once farmland) desert in Texas that way.

We joke but there are some states that directly reference the necessity to disclose if a property is reportedly haunted or if a death has occurred on the property. For example I believe New Jersey's law is that the realtor/seller must answer truthfully if the buyer asks if the property is haunted (so if they don't ask it's fine).

I checked, and unfortunately Colorado is not one.
