I know that "Sofa Bed" in Bedroom 3.
That is a ~$100 Futon from Big Lots (or direct via their chinese supplier, if ya nasty). Its pretty serviceable, fast to put together, and in stock at almost any Big Lots, so I had a model for a while after college (I think three total; would gift/sell/leave out for meth scrappers when I moved too far or if the hardware was a little questionable). If you add the ~$150 plush+innerspring mattress on it (which it looks like Fatrick has done), its actually a pretty serviceable sofa. But using it as a sofa makes it utter garbage as a futon.
Other than that (and that is nearly impossible to get fitted sheets) its actually pretty good cheap furniture especially for the price. Just pick one mode and stick with it.
to tl;dr: It is all metal construction. The two halves sit on steel grates - if your cushion doesn't have enough support to keep it from sinking into the gaps, you are basically sitting on rather thin uneven steel bars. Using their premium futon mattress with the inner springs solves that problem handily. But, most things that have enough support to keep out of the metal bars will also not do so well when being folded into sofa. If you use something like a thick memory foam, it won't want to stay in couch mode and will slip out. And with said inner-spring mattress, the springs on the center line will get kinked up or warped or something. basically between the two grates is almost certainly a saggy, unsupported section of mattress that you will slowly get dragged into over the course of the night, virtually ensuring the sleeper will have their back slowly twisted into odd angles.
So to tl;dr the tl;dr:
Anyone sleeping in bedroom 3 is going have a sore back when they are ventilated by the local hood negroes.
mid-post update: Looks like Big Lots only sells the futon with cushion now. But you can see the construction on the futon part of this bed/futon combo; its the same manufacturer
