The housing market is completely fucked right now for most states. I don't live in MN, so I'm not familiar with the market there. I do live in Florida (which the housing market has to be worse here). Nearly eight acres of land, right next to protected land that will never be developed? That's at least half of it's value right there. Also it's 6.6k sq ft, four car garage, and finished basement; that's a huge house. In Florida, even in that condition in the current market, $450k is a steal. Normally a plot like that here could easily go for $600k. My wife and have been looking for a new home with some land in our area, and we would be moving on that house so fast.

I looked at other listings in that area and much smaller houses are going for the same price.

All that being said, the housing market is so bad right now, if this was 2020, that house would be more like $300k, which seems more inline with what I would expect it to be.
