See below from Page 14 on my original post [ also posted below ]. He bought the house for $650k. Loan is for 30yrs fixed rate. It was just $316k this year. He will owe more.

Oh I could have saved you a dollar. Go to Kandiyohi County tax assessor. There is also the Kandiyohi County Recorder but they use an outside service for recorded documents.

So I'm just going to dump info here.
1) Nick's property taxes are up to date. It's likely paid from escrow. The bank will pay them and take it out of the sale.
2) The original loan amount of $316k is correct. On your sheet you see the loan amount, the loan-to-equity/value (34%) and maximum loan amount (the cash amount Nick could have received at 80% LTV. His income may not have qualified him for that amount though.
3) He currently owes $307k but that will increase as interest, property tax and insurance increases.

The garage takes half the house at least. But to be fair this is Minnesota, it's standard in rural areas to have enough space for the boat and snowmobiles (not assuming Nick has either of those).
To be fair, property records often omit the lower level - but in MN, walkout basements are a big thing. They aren't traditional basements - they don't show from the front, but they are ground-level in the back and often full of windows and light like any other floor. There's no way their house is only 2250 SF, probably 2x+ that. Even the shitty second house is bigger than that.

What? It's a $316k mortgage, showing in your image as 34% of the deemed value. Estimated equity is near $600k (lendable equity ($475k) factors in LTV requirements for additional loans).

There’s no way “everybody” says $316K, that makes no sense. There’s no vagueness on numbers on mortgage foreclosure documents and amounts owed.

I’ve looked at what you uploaded and still interpret it as Nick has a house valued at $800k (or there about) and using it as collateral got a $316k (or there about) mortgage on it. The trust owned it free and clear so a bank was happy to loan him $316k for a house valued near $800k, they view that as a very low risk mortgage.

I don’t understand why you or your buddy think he got a larger mortgage on the home.
 
As of 2024 Nick is losing his house, aged 20-30 years from his coke, heroin and meth addiction, is probably going to lose his kids and divorced and could end up in jail. Perhaps common and nbd, but yellow triangles with exclamation points in them catch my eye like they're supposed to.

But if he borrowed from an investment advisor (still weird), presumably he is or was a client for their traditional services. And if you have an investment advisor, you are commonly in contact. So no way did he not know this was coming.

Also pretty dire if your investment advisor is foreclosing on your home.
