From what I can tell from the screen shots it seems like a typical Home Equity Line of Credit loan, but correct me if I'm wrong here. But either way if the borrower ends up losing their house it's kind of the same thing that goes through the same foreclosure process, as far as I know.

It is definitely *like* a HELOC, but it isn't, it is classified as a mortgage. Why a mortgage was chosen over a HELOC, I have no idea, but it somehow made sense to Racket's wet brain.

It's a first mortgage. Identical to a mortgage when first purchased. Nick paid cash when it was purchased so it had no mortgage. He then applied and got a mortgage. The only difference is there is no loan or purchaser to repay. They give him the money.

It's a lower interest rate than HELOCs or 2nd mortgages because first mortgages get paid first and have lower risk. Second mortgages and HELOCS have substantially higher rates.

Because when times were good, Nick's underlying laziness could be offset by the near-universal adoration he received for his work, which he thrived off of. You are right, though. Nick has fallen, but if he actually streamed he could still generate enough for a mortgage payment. He was still pulling some superchats last time he streamed. Even Aaron manages it.

Nick has been open about wanting to leave Spicer so I don't think he'd really care about losing the house if he left with a substantial nest egg, which he would after the sale of both properties if the mortgage is his only significant debt (and the mortgage debt is a joint one). He spoke about being under financial stress earlier in the year and we assumed he was talking about the combination of fuck all income and mounting legal costs, but if he was talking about the delinquent mortgage, this is his way out from under.

Celeste is a wild card. While she's not in line for a grandmother of the year award, she moves in circles where allowing your grandchildren to be evicted if you're in a position to prevent it (which she is) would be frowned upon.
