Mr. Frydenlund explains that Yaniv has no problem with his client, AltaWest, but has an issue with his mortgage broker. Yaniv concurs that his issue is with Ario Tootian, his mortgage broker. Yaniv wants a nine-month redemption period. Mr. Frydenlund is extremely friendly and collegial.
The Judge says that the standard order six month order is granted, and that's just what they do. if you need more time you can apply for an extension of the redemption period or you might be able to agree to that informally.

Jonny officially has 6 months from the date the court set to either pay off the owed debt, all of it not just the outstanding balance, and keep the condo or the bank/mortgage company will officially own it and then they can proceed to evict old stinky pants if he doesn't voluntarily leave...which he won't.
Jonny will drag this shit out as long as possible, hence him asking for an even longer redemption period then standard (which the judge rejected), he will then do everything he can to drag out the eviction process to it's maximum extent as well and that could take anywhere from 3 to 9 months on average in Canada...probably more in a place like Vancouver with a very very Liberal court system.
Realistically I see Jonny staying at the condo for at least another year before the mortgage company can get a eviction order processed and have the local po po issue it and then come and physically remove Mr Stink Ditch from the premises all the while he tries to sue everyone involved and uses every tactic to make the process as unpleasant as possible for everyone.
TLDR: Jonny has probably another year of living rent free in his condo before the police come to drag his ass out in to the street. Given the current home market in Hongcouver he may even get a small amout (I'd guess around 50K) from the sale of his place after the bank takes it and pays off all his outstanding debt just because housing prices in Canada are completely insane and Hongcouver is the 2nd most expensive place to live in Canada after Toronto.
TLDR TLDR: Jonny can stay in his condo for free until they get a order to remove him, probably 1 more year so have patience. The day will come.
Vancouver is more expensive than Toronto, for real estate. Yaniv is in Langley Township, which is a much cheaper part of Vancouver, but it's still crazy. The smallest unit listed at the Hawthorne is listed for $450,000, so you're probably right that he'd take about 50K after he pays out the mortgage, fees, and costs. As of today his payout amount is 334,582.22, plus costs. He could also get another mortgage. He does have some equity in the property. When he says he's talking to a new mortgage broker, that would be why. He's paying 13.99% interest, which is insane.
I'm not sure how the stress test laws would affect him though. It wouldn't apply if he sticks to a straight renewal, but if he changes the loan amount or the amortization period, he'd have to pass the stress test.
