I'm just here for Rexy, at this point Yaniv can cease to exist for all I care.

Sadly, from what little I have observed of this beautiful black Lab, he is a behavioural nightmare.
He is fearful and thus displays bad aggressive tendencies. He already has a history of biting people. It breaks my heart to see such a wonderful breed of dog to have been so badly treated and trained. Anyone that knows Labradors, knows how against their nature it is to be aggressive. They are the stereotype of a family dog; good with kids, friendly, people pleasers.

Rexy needs lots of love, understanding and an owner who is willing to work with a trainer to hopefully correct and heal the poor dog. Rexy right now is a dog that cannot be trusted, and sadly dogs that cannot be trusted have bad endings.

Rexy has not been socialized to other animals, adults or children. He is a huge risk and liability. A quiet home with someone very experienced with canine behavioural issues would be the best fit.

Word is Jonny and Mama, both with their furry felines in tow, have arrived to the courthouse and are already causing problems.
That tracks. It's the responsibility of the courts and their employees to remove animals that are not certified support animals.
Surely the Yanivs have documents to support that, right?

They are off to get a marriage license for the two dogs. They will then make the argument that, joined in matrimony, the two dogs are now one and therefore don’t breach the “one dog only” Body Corporate rule. The possibility that it’s a same sex dog nuptials is icing on a gender cake.

The hearing is set for 9:45 in Chambers. There are 42 foreclosure matters set, so the room is pretty full.

At 9:40, Yaniv arrives. He's wearing tight grey pants, a pink floral shirt, and a coordinating black cardigan. He has Rexy with him. Rexy is wearing a bunch of service dog-themed vests. Rexy is whining. As he comes in, his cell is going off.

Yaniv goes to talk to the lawyer for Alta West, Alan Frydenlund. Mr. Frydenlund is a KC and partner at Owen Bird (a construction and real estate firm).

Yaniv is wearing a life alert of the sort that my elderly parent wears for falls. He sets it off in court and takes the call saying he is not actually dying.

He looks at his phone, goes to the back to speak to the sheriff. There are two sheriffs at this point. He says, "He's here. He can't be here. He threatened to shoot me and my dog. Call 911. Call them." The sheriff asks for "his" name. Yaniv says something that sounds like "Don." He gives a birthdate of Jan 21, 1980. He offers to email the sheriff a copy of something.

Yaniv goes back into the room and the sheriffs keep speaking, I hear stuff like
"Jonathon's here? "
"He is actually in this building"
"I think he has court"

The Sheriff goes over to speak to Yaniv again.

Miriam arrives. She says to the sheriff, "she cannot be in the courtroom." Miriam is extremely loud. She announces to everyone that she is deaf.

Miriam walks in and goes and sits next to a middle-aged woman with fluffy hair and bright, floral clothing. The Sheriff comes and asks her to please sit anywhere else except next to this woman. Apparently this woman is the person Miriam and Yaniv are trying to have ejected. The Sheriff sits and speaks to Floral Dress Woman for a few minutes. It appears non-confrontational. The woman stays.

Miriam leaves and returns pushing a very ill woman in a wheelchair and carrying a small fluffy teacup poodle. The woman has a pillow on her lap. She looks like she's at death's door; She appears to have a visible port. She asks the sheriff where the best place to sit is. Yaniv gets up and leaves? moves? He sits at the front of the court where people sit when they're participating in the proceeding.

This is a side note but they both have many bags. Miriam insists on taking an extra seat and evicts a lawyer from a spot. She sits her dog there.

Miriam takes the very ill woman out of her wheelchair and puts her in a seat. Miriam is struggling with the wheelchair, which folds up. The sheriff helps her place it on the side.

She pulls out a dish to feed/water the dog. She has a full set of dog dishes. She gives water to her dog. She goes up to speak to Yaniv and gives water to Rexy.

The Sheriff comes and speaks to Yaniv again.

I overhear a man talking about all of the extra security. How it's odd. At this point there are five sheriffs -- the original two, one more who entered the chambers, and two at the back.

Miriam comes back and puts the rest of the water from the dog dish into the recycling bin.

Miriam keeps going back and forth and talking to Mr. Frydenlund.

Yaniv is at the front. They've decided to start with him.

Miriam is sitting up front talking to Yaniv.

The sheriff is standing right by where Yaniv and his mom are. There's another few standing at the door. There's one seated in the court room.

Sheriff who was watching Yaniv walks out to talk to the other sheriffs.

R. is whining again.

The Associate Judge comes out. Everyone stands and bows. Miriam starts speaking loudly as they call the court to order.

Mr. Frydenlund is asking for a standard order of foreclosure with a six month redemption period. Mr. Frydenlund explains that Yaniv has no problem with his client, AltaWest, but has an issue with his mortgage broker. Yaniv concurs that his issue is with Ario Tootian, his mortgage broker. Yaniv wants a nine-month redemption period. Mr. Frydenlund is extremely friendly and collegial.

The Judge says that the standard order six month order is granted, and that's just what they do. if you need more time you can apply for an extension of the redemption period or you might be able to agree to that informally.

Yaniv says in talks with his new mortgage broker. Mr. Frydenlund has a form of order prepared and passes it up to the judge.

Yaniv: "your honour. I'm just wondering if due to safety and security concerns, there is an individual named Donald Smith who made a bomb threat against my property, I'm wondering if there can be a publication ban against the matter."

Judge: "I'm an associate judge and I can't order that and there's nothing really to be published."

Miriam: "mention how they . . ." (she gets cut off)

They agreed to scale costs.

Miriam: "If you don't say her name in court, you're a loser. She is the surrogate mother of Donald"
Yaniv: "She'll be arrested as soon as she leaves the courtroom."

The Sheriff shows out the Floral Dress Woman. They appear to have agreed to this during their earlier conversation, probably so Floral Dress Woman and Yaniv don't cross paths.

Miriam is still talking to Yaniv. Yaniv gets his stuff and leaves with Rexy. Miriam leaves the woman in wheelchair in courtroom. Three men in black shirts follow him out, obviously some sort of security.

Yaniv is now having a loud conversation: "She is the helper, sister of Donald . . . "

Miriam and Yaniv are having an animated conversation outside of the courtroom. Mr. Frydenlund and the judge have moved on to the next foreclosure.

Some type of low-key alert-alarm goes off.

R. whines again.

Miriam comes back for her poodle.

R. cries again.

Miriam comes back and removes her companion from her seat and puts her into the wheelchair. She pushes her out. She snaps NO at someone or something (a dog?) outside of the door.

Jonny officially has 6 months from the date the court set to either pay off the owed debt, all of it not just the outstanding balance, and keep the condo or the bank/mortgage company will officially own it and then they can proceed to evict old stinky pants if he doesn't voluntarily leave...which he won't.

Jonny will drag this shit out as long as possible, hence him asking for an even longer redemption period then standard (which the judge rejected), he will then do everything he can to drag out the eviction process to it's maximum extent as well and that could take anywhere from 3 to 9 months on average in Canada...probably more in a place like Vancouver with a very very Liberal court system.

Realistically I see Jonny staying at the condo for at least another year before the mortgage company can get a eviction order processed and have the local po po issue it and then come and physically remove Mr Stink Ditch from the premises all the while he tries to sue everyone involved and uses every tactic to make the process as unpleasant as possible for everyone.

TLDR: Jonny has probably another year of living rent free in his condo before the police come to drag his ass out in to the street. Given the current home market in Hongcouver he may even get a small amout (I'd guess around 50K) from the sale of his place after the bank takes it and pays off all his outstanding debt just because housing prices in Canada are completely insane and Hongcouver is the 2nd most expensive place to live in Canada after Toronto.

TLDR TLDR: Jonny can stay in his condo for free until they get a order to remove him, probably 1 more year so have patience. The day will come.

Vancouver is more expensive than Toronto, for real estate. Yaniv is in Langley Township, which is a much cheaper part of Vancouver, but it's still crazy. The smallest unit listed at the Hawthorne is listed for $450,000, so you're probably right that he'd take about 50K after he pays out the mortgage, fees, and costs. As of today his payout amount is 334,582.22, plus costs. Of course who knows what condition it's in.

He could also get another mortgage. He does have some equity in the property. When he says he's talking to a new mortgage broker, that would be why. He's paying 13.99% interest, which is insane.

I'm not sure how the stress test laws would affect him though. It wouldn't apply if he sticks to a straight renewal, but if he changes the loan amount or the amortization period, he'd have to pass the stress test.

He might try to get another mortgage but he's already using a lender of last resort hence his retardedly stupid even for Canada level of interest rates. Something tells me if he goes shopping for another mortgage broker he will fail, it's not like the lender's don't have a huge line up of brand new "Canadian's" (ie Jeets) coming in by the millions each year fighting for a set number of homes that they can rake over with much less hassel then dealing with Jonny Boy.

Nah, Stinky Ditch is SoL. He will lose the condo for sure but it will take a while to happen. He will end up renting with that 50K for a year or two until he eats up every last cent.

Knowning Jonny as I do I will say that he will "encourage" Illana to move into a care home or just "move onward" so he can then shack up with mommy until she kicks it and he gets her condo.

I sadly don't see Stinky out on the streets as long a his mommy's place is paid off. I think he's her only child so he would get everything that's left and he can probably scrounge up the condo fee's and taxes with his standard scams all the while making life a living hell for everyone else in the building.

Life is unfair but that's just how it is. Just keep in mind Jonny is miserable, lonely and in constant pain from his stink ditch...so things kinda balance out.
