She lives 45+ min from work, but moving in with him will make her live next door to it, what is she working with?
She knows about his internet persona and all around it and didn't want anything to do with it, (fast forward a few weeks), she is a gamer and is going to be in a ton of his videos... what is it?

She probably stumbled across his streams or videos and PMed the guy something like "YOURE FUNNY LOL", started talking and hit it off i guess. Phil is thirsty enough that he would go to hell and back just to get some pussy in his mansion as soon as it shows up.

I wouldn't be surprised if he did this while Leanna was around too.
