Not going to say where I am, but I've started seeing home prices for half decent 3 bed 2 bath detached coming down into the price range where I can pass the mortgage stress test even at current rates on a solo 125K income with 20% down.

Still not going to buy because I don't see a point getting locked in to a 3 or 5 year term at the current rates, and I think more people are going to start defaulting or selling soon even if rates come down a half point from current highs. There's no fucking way they can afford to renew even at 5.5% if they were marginal at 2.9% on a pre-pandemic mortgage. I think there's more room for prices to fall and semi rural supply options to increase.

It's a 50/50 "goes up" or "goes down" proposition. I don't want to appear to be giving financial advice but I don't think the market is going to abide by conventional logic.

But it didn't. The federal government interfered in a grotesque fashion and they did not do so to make the market stable, but to 'accidentally' double prices, eliminate supply and increase rents to reward irresponsible risk-taking speculators along with the usual elite land-holders of Canada. The federal government can eliminate supply and increase demand with the stroke of a pen at any time with immigration. Just like they can direct the banking cartel to just change their rules with the snap of a finger. So long as there is "bail-in" legislation banks are happy to pass all the risks onto the tax paying public who remain too stupid, too greedy or too willfully ignorant to notice that the most conservative banks in the world who before 2015 wouldn't issue a $50k line of credit without it being inked in blood and signed by the devil are suddenly willing to hand out 1.5 million dollar to pairs of giggling immigrant retards with no verifiable income or work history. These are far greater than any of the risks that the shittiest of shitty American banks took before the leadup to the 2008 financial crisis. What changed? Gee I don't know, eh.

It should go down for sure is what I'm saying but literally every crook in the financial sector, every man and woman in Ottawa, in the provincial government and every municipality is working every lever of power to make sure it never does. They have gotten use to the money and Trudeau can always just print more. It's a matter of how much pressure the public is willing to take and it turns out to be more than they ever thought and more than literally anyone else anywhere in the world. Canadians will go from polite to becoming possibly impolite.

That freeze was just for optics. Canada actually has pretty low foreign home ownership, it's something like 3% in Ontario and 5% in BC. That's why it did nothing.

The jeet hordes are one big component of the problem but in the end not enough housing is being built. Municipalities and provinces turn developments down over NIMBY faggotry all the time. There's too many arcane limitations in building codes and zoning bylaws. Developers don't want to waste the time spending ten years planning a big project only to have it get shot down over the building height or the city being unable to deliver essential services. This has been becoming a bigger issue than ever in Ontario.

They used to be more willing to endure the process when interest rates were zero, but at 5% the capital investment comes with a lot more risk and investors want returns, so they build elsewhere or don't build at all.

Back in the 1990s when BC was the biggest jeet destination, Vancouver's suburbs allowed massive development so there was always housing for them to buy, and that kept rents and prices more reasonable. Now we have the same unsustainable immigration but no supply. Turning off the immigrant tap might help some but there's still nowhere for the rest of us to live, and as much as we all probably want to send them packing, that's unlikely to happen without the sort of revolution this country's not capable of.
