By any chance did someone record the Cogent's Q3 earnings call (Q3 8-K report)? Things seem to be going well by the numbers thanks to their acquisition of T-Mobile's Wireline Business. They seem to be worried about the coming rippling effects of another real estate bubble popping. Also remote work is bad for business .

When companies eventually return to the buildings in which Cogent operates, Cogent believes it will present an opportunity for increased sales. However, the exact timing, path and spread of these positive trends remains uncertain, and Cogent may continue to see increased corporate customer turnover, fewer upgrades of existing corporate customer configurations and fewer new tenant opportunities, which would negatively impact Cogent’s corporate revenue growth.

Actually, yes, although I wasn't planning to share since it was quite boring without Null showing up. It was slightly amusing to hear the guy from LightShed at around 58:30 take a couple shots at Cogent, even interrupting the CEO at one point. But all pretty much over typical investor stuff.

I agree with this wholeheartedly. People think that its inevitable that the Farms gets shut down eventually but I think it's merely a battle of endurance. The pendulum is swinging back as we speak, so Null just has to hang on long enough that at the very least people stop caring about trannies sperging out on the uppercase i internet.
