I really don't think he's going to move there. The latest street view images, taken since his dad died, show all the windows boarded up. Which means it was likely broken into and possibly had squatters. It would almost certainly require a significant investment to fix it up, especially since the cost of everything is up. Ralph has no money since he drinks and gambles it all away. He'll sell it and do the same with whatever he gets from it.
So it would cost like 10k to buy, 10k to fix up, and sell for 100k? Got it

so its an already shit house in a shit location that ralph let set doing nothing to the point its fucking boarded up and probably stripped of copper? how much does renovation cost to get up to even a barely sellable crack shack amount to? because if ralph is thinking hes going to being doing that shit it aint happening, ive seen people with work ethics 90 times his let houses sit and rot vs actually keep up on their renovation schedules.

For anyone that's bought and sold property, home inspections are one of the biggest hurdles to selling a house. Inspectors have a laundry list of things they look for when inspecting a home - roof intact, electrical and plumbing in order, any obvious damage, etc. I've sold a property before where the inspector pointed out things as small as a wall outlet screw not tightened down all the way and some caulking that needed redone. A worn down shithole like that would be a mountain of fixes that would need done to probably even get it up to city code, much less being able to pass inspection or find someone that would even be willing to buy it - even in this crazy seller's market.

That house is just yet another weight on Gunt's shoulders.

Doesn't his brother who he is now the "guardian" of (god help that dude's soul) own half of it too? He owes a fiduciary duty as guardian. Not that minor things like laws against it would ever stop this fucking pig fucking piece of fucking pig shit from doing anything at all.

Last I checked, he paid the back taxes owed from his dad a couple of years ago. The taxes are pretty cheap in West Memphis so it was only a few hundred.

Yes he does. That was my whole theory for why he bothered to get guardianship.

LMAO, shit, You’re right. I forgot we were taking about West Memphis. I’m used to property taxes being four to five figures but that shitbox in W. Memphis is probably $100 a year.

Ralph will be able hang on to his daddy’s dilapidated dirt pile making yet another abandoned trap house/ squat for the local tweakers. The real question is why Ralph didn’t take Ronnie’s truck. It’s probably worth more than the house.

I have walked away from a purchase contract and willing to lose a thousand bucks in a good faith deposit because an inspection that I paid for out of pocket showed shit that's wrong.

In that situation, what you want to do is refuse to sign the escrow release of the deposit and you will get it back if they don't challenge it in court. I hope to god that happens to the :gunt:

Not to mention ralph doesn't even know which way to turn a screw. The man has literally never worked in his entire life, he wouldn't be able to do the most basic renovation/maintenance tasks.

have him work a simple factory job. make sure it’s separate from other workers, he’s very sensitive and won’t like when they joke about his height. make it as simple as possible: work 8 hours pressing a button on an assembly line
