Forestry. I’d buy huge quantities of woodland and make sure they were managed responsibly.
And possibly an ethical pharma / R and D company. I’d work on new classes of antibiotics, research into stuff that doesn’t get funding due to politics, bacterial breakdown of environmental plastics, and general environmental remediation from persistent pollutants.
 
I'd open up an old electronics repair workshop and get proper equipment: Actual testing equipment (oscilloscope, function generator, spectrum analyzer...), soldering equipment that is not third world grade, some tools, 3d printing equipment and some specialty filaments for mechanical parts.
 
A pet café, like those in Japan. Give some strays a home.

An arcade bar. I remember there used to be one here, but it closed down, so probably not a good plan.

If I had unlimited money, I'd build a no-kill animal shelter.

Real state speculator. Buy land with large water deposits and secure my nobility status in the upcoming tecno-feudalism thats consolidating.

Having a comic book shop/game store in the 90s would have been awesome and just be the comic book guy from the simpsons. Now its pointless, you'd just be surrounded by rainbow flags and furrys.

If I had billions at my disposal I would start the world's 2nd permanent seastead, with the first being Sealand. Having lolbertarian views I would like to make a free and business-friendly society in international waters.
 
If it was possible to cheat on the money and time, I would love to be an industrialist 19th-mid 20th century style. It would be cool to provide some necessities, give jobs for thousands and be able to just check and see how stuff work. See the fridges packed up onto the railway cars etc.

I just love industry and manufacturing. Simple as.
