Consider a quarterly paid members tier for the site similar to True & Honest but instead of getting a user tag, the incentive would be getting whatever year’s-end Kiwi Farms merch is made (like the coins, patches, etc).

Opt in, $20/quarter gets you the EOY merch. It’s not required to use the site, and not mutually exclusive with T&H. If you still want merch at the end of the year, you can still buy it outside of the tier.

I’m sure plenty of users wouldn’t mind paying like this to support the site.

If the site permanently goes down, issue a RIP Kiwi shirt that only the tier members can get.

IMO this could work but sounds like a lot of hassle to arrange remotely, and significant human factors. An easier route would be to find an established business that’s un-fuckable-with but marginal enough to welcome a couple hundred bucks a month to defray their office costs.

The core of the idea is I think just crazy enough it might work. The particulars though seem a bit retarded. I think you're working backwards.
The core concept, to have Lolcow LLC offer the services of an RA and be its own client, is I think solid. The States you have picked out are I'm sure picked out of legal necessity.
I think the error is in focusing on the arrangement first. I think you need to find the person. Specifically, I think you need to find another person who has pissed off troons hounding them already and is social with others who are pissed off by troons. Those social/activist circles are the most likely to contain someone who would put up with the bullshit. Potentially that opens you up to political affiliation and clout jockeying, but it's better than contriving an exact perfect person for the situation you describe.
Don't underestimate how powerful a motivator sticking it to these deviants might be to the right person. Figure out what it would take to make Lolcow LLC, Registered Business Agency and Website Administration a thing in negotiation with who you find.

A standalone store is more expensive then a rundown 2bds because of zoning. Commercially zoned land = more expensive regardless of what building is sitting on that land.

But you are thinking too large. You don't need a standalone store, you want tiny 50 to 100sqft section of a larger building. You want an office space with its own address, not an entire building. They exist and would be worth your while top look into.

Most business parks and commercial office centers will have basic bitch 100sqft sections you can buy or (more commonly) rent and because they are on business parks, they tend to have security features like keyfobs, CCTV, etc already installed that you can setup.
