The #Ralphaswamp - 26.66ac parcel in the middle of nowhere - Caldwell Parish, Louisiana.

This fits perfectly as to why pawpaw owned some useless, worthless land that was nowhere near his home.

Boomers, and the previous depression era gen, in the south were very susceptible to these scams because owning land “free and clear” loomed large in in their mind since most spent decades struggling to pay mortgages so this was their chance to own (worthless) land the bank couldn’t take.
Also, the tail end of bomb shelters of the 1950's was coming to an end. Having a piece of land in the middle of nowhere was also a draw for

Im starting to get into the Ralph stuff more and more. Why dont we buy the land off of him, put a decent double-wide on the property, and let him spend 30 non-consecutive days a year there for free? Basically he can flee to the property when being chased by a-logs but he has to stream when hes there. So buy his land, and turn it into a free time share for Ralph. Would we have people camping out waiting to encounter him? Maybe hes not back for months. Maybe he shows up the next day

Thats why we reduce it to 30 days and say it doesnt have to be consecutive. Heres how I see the agreement

I, Ethan Oliver Ralph, agree to utilize the Kiwi Farms Designated Crack Shack and Sex Crimes Containment Unit (KFDCSSCCU) for at least 30 days per annum at no cost to myself, my family, or my guests. I understand that these visits do not have to consist of consecutive days. I also agree that during the waking hours of my visit I must conduct at least one (1) live stream from the property for each 24hrs spent enjoying the KFDCSSCCU, and no live stream can be less than 60 mins. Any stream less than 60 mins will be considered null and void. Every successful 60 minutes of streaming will credit the Ralphamale with one full "day" (24 hours) towards fulfilling the obligation of this contract. Each additional 60 mins of live, on air broadcasting from the location will count/credit the Ralphamale with another full day of his obligation. Each additional credited day over the required 30 will count towards credit for staying at the KFDSSCCU without required streaming per this contract

Heres how Im picturing it. Ralph fires up a stream from the property, a-logs immediately head there. Ralph can stream for 60 mins and cut out, and he gets credit for one of his 30 days. And A-logs can do it all over again. I actually think this is decent idea even for Ralph. If hes smart, he'll drive his RV up to the Kiwi Farms Double Wide, stay over night, hang around the next day, and do a one hour stream and flee. He then gets credit for 1 full day. So he can risk it and credit himself 3 days for doing a 3 hour stream, but a-logs might be coming through the swamp. However, if he goes over his requirement, he can earn free vacation time. Its like The Running Man or Hunger Games for alcoholic sex offenders

I'll try to get Rekieta to write it up so its kosher.
 
I'm just wondering when someone from the Farms or some random Aylog is going to do some "surveying" of the property with video footage and photos of it. It'd be funny but illegal because trespass on someone's property could get you shot in Louisiana.

I don't know, everyone in the Ralph family is incredibly too stupid to be a serial killer of that kind of magnitude. Hell they couldn't keep the information about a couple of dead dogs in the oven and hung from a chair from spreading around.

If only CRP wasn't sniffing his own farts hard and made a documentary about the Ralph family and interviewed locals who have dealt with them, I would definitely watch it. Throw Louis Theroux in, then we have some prime-time kino. Probably more acceptable than Nick's "Most Closeted Man in America" doc for a movie festival submission.

As noted previously, the Ralphaswamp parcel is 26.67 acres total. Ethan currently owns a half interest in the property, or 13.3 acres. His uncle Howard (who goes by his middle name, Louis) owns the other half. So, first of all, his uncle at most has only 13.3 acres to give, not 15.

Here's the current year tax assessment for the property. The "FR" on the Extended Legal section refers to the former owner(s) of interest in the property. The Copelands own the parcel to the east, and between 2004 and 2013, they and Clyde/Howard/Ronnie traded pieces of their respective land to make up the parcels as they stand today. Now, onto the claim that his uncle has already donated him the other half of the property. Unfortunately for Ethan, all property records/deeds/instruments are recorded and uploaded with the county clerk on a daily basis. Here are all property records from Caldwell Parish with the name Ralph:

As you can see, there are no documents more recent than June 2020, which is the original probate transfer from Ronnie's estate to Ethan made following his death. And as I mentioned, new documents are uploaded daily to this records portal. So no, Howard/Louis has not transferred or donated any land to Ethan as of right now. Maybe he just hasn't had a chance to file the transfer, right, Ralph?

Now, as far as inheriting any land or homes from his uncle. When Grandpa Clyde passed away in 2008, his obituary lists only 2 grandchildren, which would have been Ethan and Evan. So it appears that Louis never had any children of his own. HOWEVER, Louis is married to Rachel (nee O'Bryan) Ralph, and she still survives. If Louis were to precede her in death, then all his properties and other assets would pass to her. And that could be a problem for Ethan.

Because you see, according to the family tree page that she set up, she's been married at least twice before Louis and has four children from one of those marriages. And I can confirm thanks to boomers who leave their profiles public on facebook that at least one of those children has children of their own. From the looks of this family photo Rachel posted on her facebook, maybe all of them do. Know who isn't present in this lovely family reunion photo? I'll give you ONE guess.

Presuming Louis dies before Rachel and doesn't specifically leave Clyde's former properties to Ethan, ALL of these children and grandchildren of her would be the ones standing to inherit the Ralphaswamp and the "$200k house" , not him. Oh, and speaking of that house in West Memphis, Louis and Rachel don't live there. They live in Tennessee. That means they are renting it to someone else. I wonder why they don't let Ralph and Amanda live there, especially if they plan to give it to Ralph?? Sure does make one wonder.

I just want to make one small correction here. You state correctly that Gunt owns a 1/2 interest in the parcel, but then you incorrectly state that his interest equals 13.3 acres. It doesn’t. Gunt doesn’t 100% own 13.3 acres of land, he owns a 50% interest in 26.6 with his uncle owning the other 50%. Think of it like a husband and wife with both their names on the title to their house or car. It’s not like each of them owns half of the house or car with a line drawn down the middle and if they split it’s not like they have to cut the car or house in half. They each own a 50% interest in the whole property.

What this means is that the land is absolutely worthless to Gunt. 13.3 acres of scrubland in Louisianastan isn’t worth much, but 50% interest in 26.6 acres is worth even less because without the owner of the other 50% agreeing to it, you can’t do shit on the property. Can’t clear land, can’t sell anything off of it without permission AND giving the other owner 50% of the profit, can’t lease/rent it out without the other owner’s say-so AND giving them 50% of the profit, can’t build on it, can’t do jack shit without the other owner’s say-so. You cant mortgage the property without the other owners consent, you can’t do shit. It’s worthless.
