If Misty somehow managed to sell that shithole, I'd think the cost of rebuilding would have to be more than what they paid. How do you even get insurance if it's that bad? I don't think even stripping it down to the studs and fixing the structure could save it, years of Misty's broke exceptional schizo home repairs ruined everything to the point where the wood is probably all rotten and saturated with animal piss. She'd be lucky if the thing burnt to the ground honestly. But I hope it doesn't because she'd never be able to afford another property or the cost of rebuilding, so some landlord somewhere would inevitably be stuck dealing with her. Misty's property isn't even worth it as a teardown; you'd end up with the most expensive house in the hood simply by dint of it being new build. And if you're going to do that, why not buy or build in a better neighborhood?

The house is damaged down to the stud in more than one place; recall that she simply closed off the first floor bedroom more than eight years ago when the roof caved in; that alone would be enough to rot most of he house to the point of no return. And then she's had plywood in place of all but 2-3 windows for eleven years or more. And then there's the fact that in order to re-wire the electrical, they'd have to tear out all the walls. And then there's the basement... reportedly filled with animal feces.

In short, it's a miracle she hasn't been buried or burned alive there yet.

Oh lord Misty, the rebuild cost isn't the actual value of a home and your home certainly isn't worth more than 10k max. Dana is correct, her home is 10k MAX and likely actually worth in the red, land and property value-wise. Electrical systems are an ENORMOUS part of the value of a home because, collectively, they tend to be the most expensive parts of a home.

Considering this price, and MOST electricians will buy 250-1000 foot spools for a job, that price is just the tip of the fucking iceberg. Worst part is that Romex tends to be the largest expense in an electrical system just based on how much is run.
These are the other main components she'd need to bring her system up to code, and please note, one or two 30 amps, 1 50, and probably ten 20's. THIS WOULD BE BEST CASE SCENARIO and I am not even including any of the Conduit she would need. All of this is CODE REQUIRED for fire protection. AFCI's break the circuit in the event of an Arc (Arc Fault Circuit Interrupter) and GFCI's break in the event something else goes wrong. This also does not include devices (E.G. Receptacles, switches, lighting systems, et. al) which, given the state of her service entrance, might also be critically damaged from mishandling,

Theory one: Misty is trying to get home insurance after 20 years of not understanding why no one will give it to her. She talked the ear off a sales agent in her loneliness, and narced away about the fine classic details of her 100 year old home. The agent told her the could potentially qualify for up to as much as $250k... pending a visit and home inspections. If Misty is stupid enough to allow inspections, I feel bad for her, because we all know what that will result in. She's too crazy to know better and she can't help that.

Theory two: she got got by a scammer, again.

There's not a house in Misty's neighborhood that's valued over $50k; it's a run down, crime and poverty ridden place. Her home has an estimated value of between twelve and twenty thousand dollar on the major realtor sites, and that's only because no one has seen the condition since it was sold to her for $19k twenty years ago.

Misty got a honest preliminary quote on a reasonable policy for her shitshack, and confused the liability coverage amount (If someone ELSE gets hurt, what will we pay) for what her policy and home is actually worth.

Still will fall though once an inspection is done, but I can't see them quoting $250 for the property if the whole neighborhood is around $50 per lot.

Misty is not very likely to have PTSD, because normally that requires some major trauma, not simply this "Ex Hubby *GRUNT* hit *GRUNT* me sometimes" bullshit. In my situation, I have an extremely vivid memory, imagine a Blu-ray of your memories playing in your head 24/7, and sometimes certain things can cause the memories to manifest as physical reactions, again using myself as an example, I can only listen to a limited amount of Country music before I start to physically feel what happened to me. This is especially a problem living in a deep dark red state like I do. Before she continues to talk about PTSD, maybe she should try living in someone who actually suffers from it's shoes.

Misty, do not try to make yourself out to be some kind of saint, when you most definitely ARE NOT. YOU are responsible for your children not wanting a damn thing to do with you, YOU are responsible for your home being the deathtrap it is, and finally, YOU AND YOUR INSANE BULLSHIT are the reasons that your sister decided that you are not worthy of being in her life, NOT THE OTHER WAY AROUND. You know what they call people who think that the bad shit that happens to them is everyone else's fault and not their own? DELUSIONAL. YOU ARE THE PROBLEM, NOT EVERYONE ELSE. This is the first I've heard from Misty that Richard's other side of the family wanted any involvement with him at all; she usually pretends it was an immaculate conception since Richard's dad is an actual woman beater who wouldn't think twice about whopping Misty until she cut the crazy out.

Misty's narcissistic injury at age 7 from having a little sister born is still smarting her at age 45. Grow the fuck up, lady.

Misty was allowed to visit Aurora for Halloween. Of course, Misty had to dig a treasure out of her hoard to Aurora: a chocolate fountain. Because what better way to bond with your morbidly obese daughter whom you placate with food instead of listening to her feelings? Also that blue shit looks incredibly gross.

Lamonte left you after you forced him to watch you give birth to your bastard. You tried to make him hold your baby in an attempt to make him lash out at you. Those aren't the actions of a cowering victim; they're the actions of a sociopathic mother.

I am surprised they allowed Misty to visit when her parental rights have been revoked. Didn't Misty say her group home was in Ft Wayne? That's about an hour away from her, I'd assume it would be enough distance to keep her from being a regular visitor but Misty is crazy.
