And Harry, like Vickers did, will probably still take his whore daughter back once Ralphs ship sinks and sacrifice a chunk of his resources to take care of the baby that was made to spite them. Just because there is a contract doesn't mean the house actually closed. It just proves that Ralph at least TRIED to sell the house. There could be liens or something really fucked up came up during inspection that would have tanked the deal. There could be title issues.
If this went down in 2021 then the property card should have been updated by now. I could see a few month delay in that but not years.

It won't update until this company sells it, technically it's still Ralphs but he signed it over to this cash4gold equivalent company, which is holding the title and deed, not ralph.

I don't know how it is in that state but that would never happen in mine. Especially to a flipper who deals with scumbags and broke people for a living.
If they don't record the sale then they are opening themselves up to get fucked massively if Ralph decides to take out loans against the house. Debt collectors could win liens on Ralph's house as well. If the title isn't clear then they can't flip it. Normally when real estate deals happen the lawyer sends someone to the Registers Office immediately to get it recorded to prevent that from happening.

Thats why on this "closing", the day ralph signed it over (which btw was when he took the trip to memphis), he got his 17k and gave them title and deed. It's just normal shady shit for fast cash. As normal he was impulsive and stupid.
 
Would Ralph even have had the legal right to sell the house at the time of that agreement? I was under the impression he had 50/50 ownership with his brother. That document was signed 03/16/2021 but it appears Ralph only filed for guardianship of his brother in September 2021. I'd assume there would need to be some kind of consent on the brother's behalf in order to sell the home but maybe I'm wrong.
Evan was under Sandra's care while she was alive, while she lay dying Ralph likely had some form of Power of Attorney.
