And selling is going to be an issue since there's plenty of new construction available in the same range they're trying to sell for in addition to other places that have been up for a while.

The best he can hope for is to arrange something with the hospital. Normally, so long as you're not a complete asshole, they are willing to reduce the bill and work with you to get the money.
