Yeah, the town I went to university in is currently selling house in the 100k range and my freshman year you could find houses for like 60k in the middle of nowhere midwest, 30 mins from a city of a few hundred thousand. Now that I'm back in my home town the local crack shacks are $500,000 minimum.

You need to be delinquent for MONTHS before shit gets this bad. You have a lot of time to explore options and seek counsel from one of a thousand agencies that help the financially distressed. In Montevideo MN, which is not too far from Willmar, a hail storm did over a million in damage to multiple church roofs and many churches could no longer afford their premiums that literally doubled overnight because of one bad hailstorm. That hailstorm was either late '22 or early '23, but it was VICIOUS. Homeowner's insurance is through the roof in MN compared to just a couple years back, but all that is irrelevant compared to the magnanimous nature of this blunder.
 
250K won't get you far in a suburban market and certainly nowhere near appropriate for 5 children. A single couple with a 250K budget still has decent options in the suburbs and great options in the sticks, not so much for five child families. If you're willing to hop over to South Dakota, 250K can get great properties in idyllic towns. With 250K and seven people to house, you're probably best buying several neighboring trailers for cash. Home insurance everywhere was impacted by roof damage claims. For all the people out there who are looking or one day will look at a house, be prepared for insurance companies to fuck with you over the condition of the roof before you even close on the house. I have even read of them doing this to metal roofs simply because they were 10 years old.

These fuckers will pull up a low res satellite image from years ago, and deny coverage simply because the roof looks dirty without even sending anyone out in person. Despite independent inspectors saying it's completely fine and has years left on it. No home owners insurance, no bank will loan you. They only want to insure new construction, which ironically is built like shit.
