In both cases, most of the companies said "whelp" and folded up.

It stems from shitty real estate courses where they promise you can buy real estate for 20% below market value by offering to buy from absent owners. The scam is that it rarely works, and when it does you're taking advantage of some old widow who remembers buying the house for $50k so a $400k offer sounds large (on a property that would sell at $800k in a day).
