Real estate investment.
Body building.
Golf.
Mountaineering.
Professional gambling.

Don't you notice a pattern? All are male-stereotyped pursuits.
Not so much for law, psychology or biology at least, which might explain why he’s so shit at them. I guess you meant the sports though.

[ETA: also last time I checked, Japanese was understood equally well by both sexes. Reeeees is just so great at it because of what a legend he is. Or to put it in his pre-teen girl-speak he’s “kinda super great at it.... and.... he’s super famous and all that”]

He’s a genius at chemistry, philosophy, logic, biology, psychology, law, carpentry, badminton, cycling, rugby, Japanese, rock climbing, passing, debating, have I missed anything?

He’s a troon Reeenaissance Man.
Not sure if this has already been covered, as I LITERALLY have no idea which of his 1001 gifts he’s parping on about here.

Loose translation from narc here, he means that he's so well-versed in mold and electricity and heating/cooling systems and plumbing and environmental hazards and pests and dry rot and asbestos and structural damage and rooves and drainage and foundations that it would be a laughable waste of his money to hire a house inspector.

Professionals? Fuck 'em. Just learn it on YouTube.

Built in 1948. Only 472 sq ft.

It looks like a disaster that can suck up every stray penny of his daddy's inheritance.

But then, it also looks like a turnkey meth operation. Maybe landlording is just a front and Rhys will retire rich.

I have to be honest, if that's the same house it doesn't look that bad to me. It needs a new roof, probably, and I'm sure the inside could use some work, but it looks like a sturdy old house. The siding, window frames, door etc. look to be in good keep. I was expecting more of a disaster, but now I see why Rhys had to shell out $129k for it - if the foundation is good and all, which for that price I would think it would have to be unless that area is super expensive or the lot is extremely large, that's a nice little one bedroom house.

That doesn't mean he won't run it into the ground simply by not doing preventative maintenance, or that he's not wrong to rent it out to Section 8 to make a quick buck off the back of the poor and desperate, but it doesn't look as bad as I thought it would. It's just old, not necessarily shit.

Mind you, the tacky blankets hanging up and the trash out front certainly don't make it look its best, but that's more of a stylistic choice. And probably cheaper than installing curtains on the porch.

There is no way that shitshack is worth $129k unless it's on a huge lot. The neighborhood isn't that nice.

Editing this comment to say that according to a brief google search, even though it's a crappy neighborhood, it looks like the real estate prices around there are a little high, so that explains the price.

Given the way he half-asses academia, sport and being a woman, this sounds like the perfect way to ensure his tenants get crushed by a falling wall.

More like it means that a professional inspector won't ever set foot on one of his rental properties lest one find something that Rhys would have to fix.

edit: surely though, the state's going to have someone from the housing department inspect the property to determine that it's suitable for section 8 housing...

Well our Rhys is a Chemistry wiz.

Haha! Yeah, always claiming that chem major so we don't forget his brain has the wattage to handle hard science.

This bio makes it sound like he was out of chemistry before he got started:

Martina Navratilova's athletic peer.

Martina once wound up with egg on her face when she didn't know the idiot she was arguing with was actually the Mighty McKinnon.

DON'T YOU KNOW WHO I AM? :story:

Without commenting on the structural integrity etc (which I'm no expert on) it looks like an absolute shit hole, not worth anything near 100k. Patchy, unkept lawn? Plastic lawn chair with accompanying huffin' gas can? I wouldn't go within a hundred yards of that hovel. Expect to get shot at by some meth addict.

It looks like the land it is on is for sale for $600,000. (Archive)

Can't say I know what's going on, tho. Did he buy that land along with the property and is trying to turn an insane profit on it? Does he own the house and someone else is selling the land out from under him?

Also what even the fuck with that bio. It just screams 'I am shit at my job and failed up because I trooned out'. He may think it's relatable that he got a C+ at intro philosophy, but it actually comes across more like admitting he was always foundationally bad at what he does. Bet whoever gave him that grade is laughing now.

The house on Girldick Rd is better than I could have imagined! That place is going to be condemned before Rhys turns a profit. I can smell the mold through my phone. Thank you Rhys for making my night! I'm going to bed chuckling.
Wait, so those docs say the deed is for Rachel V. McKinnon. What happened to never being able to own a home in his own name?

wow more Pee Oh Sea at KF?
There goes the neighborhood. I'm moving out to secure a future for my hu-white children.

About Section 8: are things like inspections and tenant subsidies public record? I'm wondering how much of a narrative we might be able to tease out.
His remark about the phone ringing off the hook "every time a unit becomes vacant" is probably just flexing, but I sort of wonder if he's been repeatedly failing out of landlordship.

Doing some further digging and sorry folks I made an error when reading the property docs. Apologies for my fuck up. This is why we needed Zed checking my ass on this shit (:_(

1116 Graddick is an LLC under the Derrick Living Trust. The trust appears to own the 1116 Graddick property but that’s not what was sold to Rhys. The property Rhys purchased from the trust is 5869 Kirkwood Ave in North Charleston. It’s a 4 bed/ 1.5 bath single family built in 1968.
