My mood has been fluctuating a lot because I'm finally off my meds. Lately I've been quite shit, but I'm hopeful.

I'm probably going to wait until after the election to make any real purchase decisions but I'd like some guidance. I've never done this before. I have the requisite income, down payment & credit score already. But I go to see a place and idk shit to ask. Can I ask for the equivalent of a carfax on the property? Can I ask for things like an inspector electrician or plumber etc to verify any issues? At whose cost are these things? Are they likely to have done these inspections prior to listing the sale & if so do I have access to those reports?
Is it wiser to go to some local realty office rather than connecting through zillow & other apps? I hit "I'm interested" on zillow & I get attacked by dozens of emails, calls and texts for days about various properties.
I have an opportunity to buy directly from an owner; any drawbacks in doing so? Of course I could save a lot if I buy from an owner but does buying through a realtor offer some assurances that I'd otherwise miss out on? Anything relevant is helpful. Thanks.
Today I found my old LPS toys in the attic after assuming for years they were lost or sold. I am not ashamed to say I cried a little.

The most you can expect from a seller is that they will have had an appraisal done to find the market value of the property. An inspection is something entirely different and will be on you to pay to protect yourself. Keep in mind that the seller is going to know damn well that there are issues that he's sick of dealing with and wants to sell you his problems.
