The bathroom can likely not be saved, same for all fixtures in the house. Depending on what the water lines are made of the new owners have to be very careful what they use as a rust removal agent to not destroy the lines or gaskets.

If they use generic those descaling agents, which are mostly just various mixtures of acids, it will likely cause issues.
What they actually need is a non-acidic (and non-corrosive) conversion agent like Evapo Rust and a professional pipe cleaning after letting it soak the rust inside.

The bathroom tiles have likely been damaged beyond repair and a sledgehammer is the best treatment for that.
Just ripping out the water lines while the house is empty and redoing it from scratch might be their best bet. I cannot imagine that with those rust spots on every fixture that the pipes look any better anywhere.

It wouldn't even be anywhere near that $73K in the first place: the $380K is just the gross purchase price, out of which there would be immediate deduction of the typical 6% realtor commission split between the buyer's and seller's agents plus 0.33% local deed tax, so that's a big wet $24K bite out of it right there. Then there's also the oddity that the ECRV says the buyer had no down payment, which is uncommon for the area these days unless it was a USDA/RD loan, in which case it is customary to have seller concessions eat some of the financing's closing costs, typically as much as 3%, potentially making that $25K more like $36K.

So in reality with the $380K gross purchase price only netting roughly $344K to $355K tops as his actual check walking away from the closing table (hilariously no more than he'd have gotten from Aaron), and with about $310K that the main house's mortgage will have increased to due to ongoing foreclosure costs, he'd only be sitting on about $34K to $45K actually in his pocket to go blow on shitty art and on blow. How long is that really supposed to last?

There will also be I assume capital gains taxes to pay on the transaction. Minnesota taxes capital gains as ordinary income and since this is not his primary residence, I would assume there are no breaks he can get on it.

Although I didn't think Nick was goimg to lose his main house, as he has rich parents, I'm not entirely convinced the second house sale saves Nick.

The ghoul didn't pay since December 23 or so, the same time the Rumble checks stopped coming. He has the Monty case and no doubt had to pay the barneswalker.

Ultimately if someone had money troubles and didn't pay their mortgage, it's unlikely they stayed on top of other things. Taxes? Credit Cards?

I think Nick still has some laughs lined up for us.
